The best hotel we've stayed at in Kyoto. Very spacious, even for the smaller room. Great front desk staff and amenities, with a washer/dryer in each room. A 4-minute walk from the Yamato luggage delivery service and 18 minutes to Kyoto Station, with a Family Mart 15 seconds from the front door. Highly recommended!

Very nice hotel, comfortable beds. Large room, kitchenette, shower room with tub. No breakfast but Family Mart right next door. Not as close to train station as we expected but less than 5 min taxi ride away (15 min walk). Would definitely stay there again!

Excellent place to stay for a family of 5. Two of my kids stayed on japanese style futon. My (tall) 18 year old on the pull out couch. Mom and dad on the 2 double beds side by side. Kitchenette available Laundry available. Dryer doesnt typically work well, but it was available. Really enjoyed our stay.

The cleanliness of the room was very disappointing. I gave it 2 stars, and I have stayed in 3-star hotels before that were still much cleaner than this one. There was also a very strong cooking smell as soon as we walked into the room, which suggests that many guests cook in the room and that the kitchen has not been cleaned properly. There was dust around the edges of most areas, and the utensils were dirty, so we had to hand wash everything before using them. The beds were also very uncomfortable, which I often find to be the case with accommodations that include kitchen facilities. On the positive side, the washing machine was very useful and convenient. Most of the front desk staff are non-Japanese so everyone can communicate very well in English.
