Great spot in walking distance to colosseum and many other attractions in Rome! Owner was responsive mainly via WhatsApp on check in day and after. Be sure to pay city taxes asap for smooth arrival and check in process. Terrace was a beautiful spot for a coffee in the morning before exploring the city and not in a loud environment.

The restroom had a very strong, unpleasant odor (urine). I informed the staff, but initially they seemed dismissive. They eventually came to clean it again, though no apology was offered. Overall, the room did not meet typical hotel cleanliness standards. I was assigned Room 1, which was quite noisy throughout the night, though I’m not sure of the exact source. Based on my experience, some of the reviews for this property feel misleading. I would recommend approaching a stay here with caution.

Room was okay. Stayed 5 nights. Small spot for 4 people with bags but we made it work. Shower is small - 2'x2'. Didn't have fresh towels during our stay or restock of toilet paper ; just 2 rolls to start but found some in the cabinets in the common area. Does not have laundry but there is facilities within walking distance. I recommend Max's Laundry. Overall, the location was good. 20 minute walk to Coloseum and plenty of food and drink in the area. Spaccio restaurant is just down the street and has very good food.

I wouldn’t stay here again, but there were a few positives. First, this is advertised as a bed and breakfast, but there really isn’t a proper breakfast. The only thing provided was a coffee machine in the room and supposedly some pastries either in the mini fridge or in the hallway—I didn’t find any during my stay. There is a small café next door where you can buy coffee and breakfast, which is what I ended up doing. Access to the property is complicated. The first time you arrive, you have to buzz through a gate to enter, then go up a large set of stairs to reach the terrace apartments. After that, you use a code to retrieve your keys. From there, you’ll be carrying three keys plus a card: one for the main gate, one old-style key for the entry door, another for your room, and a card that must be inserted near the light switch to activate electricity. It’s manageable, but definitely inconvenient. The room itself was small but clean. The shower is very tight, though the water pressure was actually quite good. The location is a plus and makes it easy to get around. There is a taxi stand a block away. The host was friendly and very responsive to my questions, which I appreciated. The woman cleaning the rooms showed us around and helped us settle in. Overall, between the complicated access setup and small amenities, it didn’t meet expectations for me. This would be a great place for a backpacker to stay as luggage is hard to get up the stairs.

The price for our day was very good, no complaints. But to be honest, the room was not super clean, the shower a bit grungy and very small, the staff was virtually non-existent, it is a self check-in kind of place the neighborhood it was at not really close to anything, but not far either. If you get a good price, you’ll have a pretty nice stay. Beds are comfortable. You get clean sheets and towels, hot water. What more do you need? If you’re picky and will notice all of the little things that are not so great, you should give this place to swerve, because you won’t enjoy it. For us, it was perfect.

Fantastic room beautiful and clean, easy access to seafront and trans station and wonderful hosts who were friendly, welcoming and on hand. Breakfast served in the cafe was great.

There was no staff onsite and the room we booked was not what was pictured. We booked the “luxury” room and it was not close to any luxury what so ever. Book with caution, or just for one night
