I had a good stay at the Nest Hotel Yaesu at the begining of my Japan trip. The hotel is located on a calm street just across the highway a short walk away from Tokyo station. The room was small but comfortable and I enjoyed the more local neighbourhood feel. Despite overlooking the highway I was not bothered by any road noise, the room was quiet.

We probably paid for the cheapest room, so it was indeed compact for 2 people with two suitcases. there is really no space to open the suitcases at the same time. and to stand up you better wait until the other person goes to the bathroom. very well located, clean, friendly staff. we would definitely stay again, but choosing a bigger room ( if available)
