The property is in a great location. However, it definitely is considerably smaller than what the pictures show. The kitchen is in what looks like used to be a porch area, so not a lot of room to work in. The tops of the appliances were really dusty, but other than that it was fairly clean. The toilet is actually outside of the residence (in an enclosed room), so that was a bit awkward...it also smelled of urine a bit.

The property looks exactly like the photos on the website, which is a nice little surprise. Very nice little traditional Japanese house. Location is great and you can walk the Gion neighbourhood whenever you like. You can walk to Yasaka Jinja and Shijo easily as well. The bus stop is only 100m away and Ninenzaka & Sannenzaka are only a few stops away. There is also a direct bus to Kinkakuji if you want to visit it. A couple of issues with the property. First, the check-in location is about 5km away from the property. We had to walk 15 min from the Kyoto station carrying all our luggage to get there after we arrived in Kyoto. There is a direct bus from the check-in location to the property but local buses don't allow large luggage and train station is quite far away, so we had to get a cab. So I would recommend check-in during your stay in Kyoto instead of on arrival. Second, you can tell the property wasn't thoroughly cleaned between guests. We found there's dust on the futons and bed sheets. There's also a yucky sock underneath the bed from a previous guest.

Terrific house stay in Gion. Terrific location walking distance from many sites. House better than pictures. Be prepared for a compact stay (low ceilings and tight spaces) but that is all part of the authentic stay

Love our stay. This little house is a perfect mix of modern and traditional. It is close to convenience stores and subway stations. Not too far away from the Gion main attractions as well.

As previous review by other guests, dust found on top of microwave and a night stand. Towels need to be replaced. The reception is in a different place which is quite far from the accommodation place. We were informed that there would be a staff who would accompany us to the accommodation place. But when we checked in, we were told that the person was on vacation and we had to go there by ourselves and what they could do was just calling a taxi for us. And the receptionist could not speak a single word of English. What a difficult communication! The location is wonderful though.

THE BEST EXPERIENCE AND VALUE FOR YOUR MONEY in Kyoto!!! It was a beautifully renovated traditional style Kyoto lodging so accessible to everything near Gion and all the famous landmarks of Kyoto. You get to experience staying in the Kyoto style house - every detail was well thought out with modern convenience even in the toilet room outside on the veranda. Lighting was beautifully used everywhere even in a tiny garden. Everything was new and clean, modern in the inside and traditional on the outside. Efficient washer/dryer combo, rainfall shower AND a pot belly bath tub. You have both options for bedding - beds upstairs and futons downstairs on tatami. Best combination all around for a lodging in Kyoto. In a country where they charge for a room by the number of people, this place was so reasonable for a family of 4. Highly recommend it! P.S. LOVED the modern slippers with great arch support - we promptly ordered them on amazon.JP to bring them home!
