This property is new and very clean and modern, great location with lake view and it is in the middle of shops and restaurants. Staff are super helpful and nice. Breakfast was amazing too. Highly recommended.

New and very clean hotel. Staff was very helpful, but AC in the rooms were not working efficiently. Breakfast had a very short menu.

Delightful small (11 rooms) hotel. The staff could not be nicer or more helpful. The rooms were well appointed and very clean. We stayed in a room with a pleasant area for sitting out. There was a very good choice at the breakfast buffet, which is taken on the terrace. It is in a convenient situation, just a few steps from the lakeside with all its cafes & restaurants and very close to the funicular. However, this means that it can be noisy outside with music and general sounds from the restaurants nearby. And on a Saturday evening it seems to be the thing to drive fancy cars (think Ferrari, Porsche...) along the street. On the plus side, the double glazing means that you don't really hear it inside the room.

I had a wonderful stay at MIMESIS 11 Boutique Hotel and can highly recommend it to anyone visiting Lake Como. The hotel is beautifully designed, exceptionally clean, and offers stunning lake views in a peaceful setting. Every detail reflects care, quality, and attention to guest comfort. What truly made my stay special was the incredible hospitality. The staff were consistently professional, friendly, and attentive, always willing to help with a smile. Their genuine commitment to guest satisfaction created a warm and welcoming atmosphere throughout my stay. I would also like to express my sincere appreciation to the owner’s wife. Her kindness, hospitality, and personal attention to guests added a unique touch that made the experience even more memorable. It is clear that great passion and care go into making every guest feel valued. The breakfast was excellent, the service was outstanding, and the overall experience exceeded my expectations. Thank you to the entire team for an unforgettable stay. I look forward to returning in the future. Five stars without hesitatio.

I had a great experience in every aspect.

We stayed in the top floor room with the king bed and a sofa bed. It had a large terrace with a beautiful view of the lake. The room was perfectly quiet even when we slept in until 9:30. This is very rare to find in the city center! Two of my adult children slept in the sofa bed and said it was comfortable. The king bed was a tad bit stiff for my taste, but the pillows were soft and we all slept well. The breakfast was extensive with scrambled and hard boiled eggs, bacon, lunch meat, cheese, yogurt, pancakes, waffles, cereals, and pastries. A sweet gal hand cooked a big bowl of oatmeal for me. We didn't need lunch. The location was right by the funicular and a short walk to the Duomo. (It was also convenient to pop in for bathroom breaks!) They stored our luggage while we did a boat ride. I could not have chosen a more perfect Lake Como Hotel.

The stay was lovely and right next to the water and transportation needs. The staff was accommodating and very kind. We enjoyed the breakfast and all the room amenities. Top tier hotel and highly recommend.
