The room is spacious - all of our three luggage can be opened at the same time in the room. However, the motion-sensor light in the hallway is the most stupid design I’ve ever seen - there’s a slatted decider separating the hallway and tatami, where you sleep at night. So every time you turned over, the light sensed your motion and would be turned on.

Nice apartment style hotel in Gion. Has a room with 2 super single beds and a tatami area for futons. The bath room has a washing machine dryer, which spin dry all the clothes by the time you wake up, no coins no queue.
Family mart is just beside this hotel. Plenty of parking lots around.

The room was quite large and perfect for our family of 4. We loved having the laundry service right in our room. Onsen was lovely.

This place was great. We had the spa package with our hotel and it was well worth it after long walking days. It was me and 4 teen kids and it fit us all. It was a tiny cramped but as expected. The bedroom had its own thermostat which was nice so I could make it super cold. We really needed the washer/dryer unit but struggled figuring it out. It didn't fully dry everything each time so we had to hang stuff but it worked enough. The luggage storage area was nice and I thought it was convenient to everything with a small walk. Check in seemed confusing to other people but I got it by just paying attention. WI would definitely stay there again.

The room was large and spacious. We had to use private email rather than the Expedia platform to complete pre-check in requirements. The Expedia platform did not allow the property to share direct, accessible links. The self check in was easy and even without constant staff available you can easily get anything needed such as towels, linens. However if you need staff- there was no problem finding someone.
The locations is great for easy access to Pontocho alley, Gion. Convenience stores are only minutes away. We easily used public transportation to get anywhere in the city.
Our room’s floor futons and mattress covers had stains and were not well maintained. The western beds were very comfortable and clean. AC worked well.
I gave 4 stars due to the stained futons/mattress covers and our room’s washing machine flooding our wash room. There were black particles in the water expelled from the machine. We used several towels to absorb the water. The property attendant said it was due to a dirty filter. This was not fixed before our departure. We used the property laundry facilities to wash and dry clothing. The cost is 400¥ for one wash/dry session.
