The location was perfect. No elevator was a bit challenging. For the price and proximity to all venice has to offer, we would definitely recommend it.

Great Location was absolutely perfect and the hotel was charming. It’s an older hotel without a lobby, no elevator which is expected in an older building, but the rooms are cozy. For a night or 2 it’s a good value comparable to other hotels on the island. It served the purpose and the trip was enjoyable.

The bed doesn’t come with blankets so it’s freezing. When I plugged my blow dryers cord the cord started to burs luckily I saw doesn’t have a lot of charging areas. The location is kinda dirty. And kicked us out of the “lounge room” and said it is for breakfast. The hotels bed is horrible quality but the AC sometimes gets too cold it’s tiny don’t recommend this hotel could give it 1 star

Small hotel in an excellent location near St. Mark's Square. I stayed in the hotel's other building in a nice, clean room with a private terrace overlooking a canal! Helpful and friendly staff, but no lobby and very basic breakfast.

Upon checking in, unfortunately we were not at all impressed with what we got for the price. This is a tiny room with a tiny bathroom. And in that tiny tub shower the water kind of just weakly “fell” out of the shower head. My husband and I were shoulder to shoulder at all times. The bed mattress was weak. The walls are fabric and dusty, and the room is dimly lit. All of this wouldn’t be an issue if we felt it was priced accordingly. We searched online and found comparable hotels in the vicinity at significantly better prices. It was just an unfortunate surprise upon checking in. Venice is still beautiful, but this hotel needs lots of updates.

We went to the hotel to check in and were told our family triple room was in another building, I felt anxious but the instructions were good so we left hopeful, within a 2 min walk we entered a beautiful building and went to two flights of stairs to a beautiful room with a double and single (camp bed style), it was immaculate and had a very small but very cute Juliet balcony with amazing views of a canal and a bridge and in the distance we could see what we believe to be St Marks Square. The room had a mini fridge, big wardrobe with extra blankets and one pillow, we paid for breakfast but we didn't go as we just wanted to explore the area we were in with plenty of cafes and bakeries around us

The room itself was clean and comfortable. Breakfast was the only amenity and that was bad with just cereal, day old croissants and yogurt to eat. Good espresso and cappuccino. The biggest problem was the noise. Our room was just above several restaurants which were very busy until midnight. It might have been ok if we could have turned on the ac and shut the windows, but they don't switch the system on until May.

Pros: Staff was nice and location was good.
Cons: Air conditioning either wasn’t on or didn’t work, it was actually blowing HOT air into the room. Bed was uncomfortable. Bathroom was still dirty. Shower was one tiny head that half worked as the rest of the water ran out the bottom. Place is rundown to say the least.
Overall, it looks as most hotels are on the rundown side, but if you can spend an extra $50-100 for a nicer place… I would do so.
