This is the worst HOTEL LiVEMAX I have stayed in. This is a Japanese hotel chain that mainly serves businessmen. I do not expect much from LiVEMAX hotels. My reservation was for two nights. I only stayed one night. Most "love hotels" are cleaner and nicer than this dump. Ignore any of the good reviews for this property.

Important: This hotel is located one block from Amagasaki *Hanshin* station, not Amagasaki JR. Since Google Maps has both stations listed as only "Amagasaki", we didn't realize there were two, and went to the wrong one. We had to wait an hour in the freezing cold for a city bus, because no train line connects the two and it's an hour's walk between them. On the plus side, though, it is very convenient to the airport limousine bus. The hotel seems like it was a slick business hotel a decade or so ago, but has gotten slightly shabby since. Everything was OK except for the cigarette smoke seeping in to our non-smoking room all night long.

1. NO ONE TO CARRY THE LUGGAGE TO THE ROOM. 2. ROOM WAS BOOKED FOR TWO ADULTS AND WHEN WE CHECKED IN THERE WAS A BED OF 4' X 4' WHICH WAS IMPOSSIBLE TO SLEEP ON. 3. NO ROOM SERVICE. 4. DURING MY STAY THE ROOM WAS NOT EVEN CLEANED ONCE EVEN AFTER PUTTING THE "MAKE MY ROOM SIGN" ON THE DOOR, WHICH I LATER REALISED THAT THEY HAVE ONLY ONE STAFF ON PART TIME BASIS FOR CLEANING WHO USED TO COME IN THE MORNINGS ITSELF.
