Below averageSolo stay
My accommodation was booked on Saturday 18th July 2026. I checked my email and I informed that my room could not be accommodated and alternative arrangements would be made. There was no phone call prior to this.. When I called the hotel I was informed that the room was UNINHABITABLE due to a ceiling water leak and there where issues with the plumbing this had affected 5 other rooms and the Oaks would make other arrangements, with another branded hotel. To my disgust I the management found another Oaks hotel in the Melbourne CBD which was heavily hyper-inflated room price from $500 to $200 which I to pay an extra $64 for the stay. There were no other affordable hotels in the Melbourne CBD which can start from $3000 per a night or if your lucky about $500 which is really disgusting and I think ACCC should be investigating about overpriced hotels in the industry. Needless to say I rang the Oaks in St.Kilda Road and confirmed the hotel with Oaks on Southbank. And a refund was made. But beware OAKs do have surcharges on weekends for food, room service and booking fees. I arrived at the OAKs on Southbank and whilst I was dissapointed with the experience the room was nice and presentable (but still expensive)

GoodStayed with partner
To be honest, we had a few issues during our stay. The first room we were allocated had air-conditioning that made loud noise and TV didn’t work. We were moved to another room for our second night only after I asked in the morning and followed up again in the afternoon, which was OK. Unfortunately, this room was not overly soundproof and at 4:30am in I was woken up to the sound of the person next-door playing very loud music. I understand that’s not the Hotel‘s fault but it kind of shows the rooms aren’t overly soundproof. Also door closer was missing off the door and back of door was broken. This place needs maintenance. Good location but I wouldn’t stay here again. Staff when available were as helpful as they could have been.

Excellent room.
If I had any complaints it would be lack of storage space (closet & drawers)
And the wifi is slow/weak

Recommended if travelling around Albert Park. It's about 20 mins tram ride from the city and conveniently there's a stop nearby.

Super clean and tidy room.
Perfect for overnight or longer stays.
Food ordered from the kitchen was overcooked but still tasty.
