The hotel has a great location and the room was clean and well serviced, but the building itself was in poor condition and our room on the second floor was like an oven. No aircon, a weak noisy fan and a window with limited opening. There was an outdoor pool but this was not open despite it being the hottest ever day in May (according to the website, it is open from June to September). Restaurant was 'fully booked' for the evening of our arrival, despite there being a number of apparently free tables, so we ate out both evenings. Breakfast was expensive at £20 per head, so we had that out too (there are a couple of very nice coffee shops in Burley village serving an excellent breakfast at less than half the price). Bar had a poor selection of drinks. Overall, something of a disappointment.

First of all the location is beautiful. When we arrived Tanya and the reception team were lovely. Room was very nice and spacious. Whilst we did have a problem with one member of staff at breakfast, Giorgio Hotel Manager quickly resolved and the rest of his team including José and Eduardo were great.

The room was perfect, lovely bathroom as well, however the hotel experienced a power outage overnight & therefore there was no hot water, lighting, no hot food for breakfast - and for whatever reason the toilets wouldn’t flush, which nobody seemed to realise. We had to pack the relative darkness looking for our belongings from the lights from our phones, and finding a way down the corridors in a huge sprawling hotel in the dark was quite tricky. I realise this is not exactly the hotels fault but they didn’t do anything to ease the process. Every room that morning was freezing. They didn’t light any of the fireplaces or provide any form of apologies. We left somewhat disappointed.

Below average Many issues during our stay which is not cheap - we saved up for this as it was a huge dream to stay here and have left very disappointed.
Arrival - no one at the desk for 20 minutes to which someone was waiting to complain too which didn’t start us off great. It also made us nearly miss dinner due to this wait as a few people said it was too late to eat but thankfully one person let us though it was rushed because of this delay waiting.
Room was freezing when arrived and hat heater on full still cold.
Tap water wasn’t drinkable in the room - bits of black came out of tap when turned it on which shows not clean and tasted vile.
No vegan milk - though mentioned many times were very - although this was later rectified
The water in the bath wasnt hot at all we had to boil the kettle and use that to have a bath!
The first night we were woken very early by running and shouting in the corridors
Room was never cleaned after first night though left sign in door
second night we got a couple hours sleep as around 3am there was rackets and rackets of noise resulting in people shouting and swearing at the top of their voices in the corridors which went on for a long time and was impossible to get back to sleep. This happened outside our door so we were shut in yet the door was so thin it felt they could easily have come in felt insafe

The hotel needs a bit of TLC and upgrading. It was disappointing to have a bar with no beer or larger on tap! We were there in between Christmas and new year and told they only did beer on tap in the summer! The breakfast continental option was quite limited.

The properties extremely rundown and neglected. We stayed in the Burley suite , the room had a huge brown patch on the ceiling which could’ve been easily covered with a lack of paint, the carpet had huge stains and the locks keep getting stuck. The staff was uninterested overall.
