Great location 5 min walk from the pier. Place was nice a quiet. Room was ok size. Building is old but could do with a good clean and lick of pain. Cobwebs in windows, curtains didn’t meet. Overall not bad. Bed was comfy slept like a log.

We didnt even get to our room as at reception we were requested to leave our bank card as a "deposit", because of this, I will be expecting a full refund. The place was disgusting and photos on your website are misleading.

The bed was clean although the undersized sheet did little to hide the stain on the mattress. The bed was homemade with 4x2,s and MDF so pretty uncomfortable and every time you moved in creaked like a pirate ship. The sea view was obscured by the dirty windows and there was dust on most surfaces , including the light shade hanging directly over the bed, although not on my bedside table as there was not one. There was tea & coffee but the metal kettle did transfer the heat to the outside. All the pictures managed to be wonky including the one with a side of the frame missing. The room had be recently decorated which we knew by the paint splashes on most things and the masking tape around the wall light. The lack of ventilation, apart from the window with a broken sash cord, meant the tiny bathroom smelt damp. The shower was small enough that you had to get out if you dropped something because you could not bend down in there. The tap was two inches from the small sink bottom so getting your hands under was difficult and the kettle had to be filled with a cup. We did manage to check in early for an additional £15 although they only needed a few minutes to ‘get it ready’. Do not recommend.

We stayed for one night during the beach festival. The location is unbeatable, right by the beach, but the property itself is very outdated and doesn’t feel like a proper hotel. Check-in was quick and efficient, but the room was tiny and had a terrible smell, likely from an overpowering plug-in scent, which I had to unplug. Keeping the window open helped clear it out a bit. There were no bathroom amenities provided, which added to the overall disappointment. It’s a shame because the location is great and the place has real potential, but it seriously needs an update. Please do not use any scent in the room.

A very good location for staying in Brighton for a short visit. Has got everything that you need for a night or two. Longer stay with more time spent in the room than the sleeping and getting ready time would be an individual decision of whiat requirements are of importance or not for your own convenience.

The room was decorated nice but was very dirty. There were marks all on the toilet and shower floor that looked easily wipeable with a cloth. The hot water tap didn’t work. There was dust all over the room - on the lampshade and under bed was incredibly thick dust.

We stayed at this hotel for 1 night, as we came down for a festival. On arrival there was confusion over our names (two people with the same name) which lead to a mix up in rooms and a car parking space. This was frustrating given that I had just paid to park, then ended up being refunded and spent ages finding somewhere else to park, however we understood how that could have happen. We moved to our allocted room, as per our booking and my partner noticed the window did not have a lock. We did not feel safe staying in a room without a window lock, especially as the property currently has scaffolding up. We were moved to a other room (this now being the third room), the situation with the window being the same. We explained that whilst we appreciated it was difficult to open it from the outside, it was absolutely doable. Not only were our belongings unsafe whilst we were out, but we felt unsafe at night. Why bother having a door lock if you don't do the same on the windows? We returned to our original room. So after all these issues and 4 room changes, this delayed us on getting ready and meant what was supposed to be a really fun exciting night, became so unnecessary and avoidably stressful. The bed was okay, but squeaks every time you remotely moves and the decoration in the hotel is okay if you aren't looking hard enough. I guess you pay for what you get. The hotel is obviously getting a face lift externally, but it still has alot to be desired.
