Great
Room was lovely and quiet. Nice touches included like the tablet. Did expect AC as it was a windowless basement room - too hot and no way to ventilate.

Fantastic
The property did a great job at providing necessary information for check in and pertinent information. The only thing is: as of this time the tram is not running to “Shore” station; you have to take a 25 bus to Duke Street and it’s about 10 minute walk from there. I found it a bit confusing to figure out where my room was as there’s no front desk. Yet, the room was very clean and the bed was comfortable. There’s not many places around for breakfast or late dinner.

Great
The property itself was amazing, looks, facilities, clean, additional pillows, tea, coffee etc. Our room was located directly opposite the front door and my only small detraction was that in the morning the doors opening and closing out on the landing seemed very loud. There was a room above us whose door opened and closed constantly for half an hour very early one morning and woke me and kept me awake. That’s a personal thing though, my wife slept through it no problem so can’t blame the hotel for this and it’s not a complaint, just an observation for anyone staying. So hotel itself gets 5/5, it really is an incredible place, I would recommend it to anyone and we plan on staying there again.

Fantastic
This was without a doubt one of the best places we have stayed. The room was immaculate, and huge. The building itself is newly renovated and all the luxuries one would expect are included. Check in was super easy, all done remotely. The location was great, close to public transport for quick trip into Edinburgh central, it was a shame the trams were out of service, but it was easy to catch a bus. There are so many restaurants and pubs around the area so eating well and drinking was no problem. Should we ever return to Edinburgh we will definitely stay at #3 again.

Stayed with partner

This property was excellent. It was close to the bus stop, with a cute little neighborhood and parks nearby. Communication from staff was great before check-in. We loved our room; plenty of space, modern amenities, and a comfy bed and sheets. A bonus was the luggage room where we were able to store our luggage (for free) while we explored the city one last time before our train. My husband and I will absolutely stay here again when we are in Edinburgh.

Fantastic
The room was clean, quiet and comfortable. The Nespresso machine and coffee that were located in the lobby were excellent. We enjoyed a fantastic breakfast at the Old Spence cafe. The tram was not working due to some street closures but the public bus system was easy to figure out and the main stop was not too far away.

Fantastic
The room was spacious and well appointed. The bed was the best I had slept in during my tour of the UK. The bathroom was luxurious and the products were in line with that assessment. The towels were plush and absorbent. The coffee service outside the room was convenient. Be prepared for stairs. And be prepared to ask other guests questions since staff are relatively obscure.

Fantastic
We stayed here in the Duke room for 2 nights. The room was a good size, lovely bed which was very comfortable. The bathroom was fab also. All the things you need like hair dryer, mini fridge, tea and coffee making. Very close to cafes for breakfast and also great Irish bar within about 5 mins walk. Would recommend to anyone, and would definitely stay again. A taxi to the train station was about £14 via City Cabs.
