The location is ok but a tad too far to walk with kids, we end up taking taxis everywhere. The room is new and big but quite dusty in places, like our bed head have a visible layer of dust. We had a window in our room that has no curtains and work lights behind, the light has keep us awake at night. We have asked them, they asked us to buy a sleeping mask instead:( However, our biggest problem with this property is that it advertises as a hotel but it has no reception or services. We can’t forward our luggage to them which is very inconvenient. We stayed for 5 days, when asked to change towel, we’ve been told to wash them by ourselves:(

A-un was small but cozy, hidden in a local alley. This location was so close to so many shopping areas. Me and my friends arrived 30 minutes early and was so burnt out from the long train ride and customer service were so fast with their response, they let us come in early thank goodness. We only stayed for one night but it was one of the best hotel experience we’ve ever had.

Fantastisch We had a very comfortable stay and really enjoyed this place. The location is great—about a 3-minute walk to the nearest bus stop, with just two stops to the Ninenzaka/Sannenzaka area. There’s also a train/subway station about 5 minutes away with easy access to Osaka. We were able to walk to all our restaurants around the Nishiki Market area.
The neighborhood is very quiet, with little traffic and even a temple right next door, which added to the peaceful atmosphere.
The room was excellent, with plenty of space for the four of us (2 adults and 2 children). We each had our own bed, and they were some of the most comfortable beds we’ve slept in. The bathroom was spacious, with both a shower and a bathtub, and everything was clean and well maintained.
There is also a furnished kitchen (which we didn’t use), but having a fridge was very convenient. Access was simple with an easy code entry to the room.

The room was spacious and clean. The bed was comfortable and the bathroom was clean. Overall it was very comfortable to stay.
The amenities were limited, for instance, the website mentioned free water bottles, Yukata, cotton/cotton swab, razor, coffee, tea, and green tea, these were not provided when we got there, maybe things we could live without, but they shouldn’t have mentioned if they don’t provide them.
There are no staffs present so it was a bit inconvenient when we needed something or wanted to ask something.
Otherwise, everything else was great!

「チェックイン方法（アクセスガイド）」としてお送りいただいたものがアクセスできず、また、住所もなぜか地図アプリで正確に表示されず…でしたが、問い合わせた際のスタッフがとても親切で助かりました。
お部屋は、快適でした!!

The location shown on Orbitz's site was not correct. One should probably use "A-Un" on the Google Map when in Kyoto. It took us a while to find the correct location. The check-in was self-service via tablet, but that was not convenient. We had to upload documents, but somehow the website did not correctly receive everything, causing some problems at the check-in. But the room itself was clean and not too small for a group of five people. There is a washing machine, and the bathroom can be used for drying clothes. The location is close to a bus stop and to a metro station (red line) and within 15 mins walk to a train station (Keihan line). Without the initial hiccups of finding the place and checking in, I would have rated the place higher.
