The property was very nice and staff friendly. The service at the restaurants was very slow and wait staff seemed overwhelmed by simple orders or requests. The rooms were nice but small.

My wife, son, and I had an excellent and memorable stay here. Our room was spotlessly clean, thanks to the fantastic housekeeping team, and the showers were incredible—it felt just like standing under Victoria Falls! The food was great, particularly the breakfasts and the poolside restaurant. However, I would have loved to see more local Zambian dishes on the standard restaurant menu. That said, the evening cultural show was a highlight, offering a wonderful display of Zambian culture alongside delicious traditional food. The hotel’s location is unbeatable; we easily walked to Victoria Falls three times and even took a day trip across the border. Additionally, the staff was highly helpful in arranging our airport transfers and excursions. Another highlight is the animals roaming around. It's quite the experience to be lounging by the pool and have a giraffe standing next to you. Or looking out your window to see baboons or zebras. We would definitely return.

Exceptional!! Highlight animals in the resort grounds part of the National Park + close distance to Victoria Falls with complimentary unlimited access to Zambian side of the falls. Spotless room and exceptional staff. Would like to come back and stay for longer.

Very nice rooms and food, a very nice hotel with lots of character

The room was spotless. Every single staff member was beyond courteous and friendly and helpful. Our staff there was fantastic!

A glorious location across the road from Victoria Falls, but the finishings and decor are dated, the grounds are full of animal droppings (zebras, giraffes, antelope, and baboons are roaming the grounds). The staff and service are great. The proximity to the Falls makes it worthwhile.

Wonderful property. Loved the welcome singing/dancing. Room was nice. Location couldn't be better. Food was reasonably priced and very good!

Great location and that it’s right on the border of the entrance to Victoria Falls. I went to the Falls almost every day. The sister property, which is Royal Livingston had additional restaurants, a bar and a spa, which was right on the Zambezi river and a relaxing experience. On all of the attributes I rated excellent. The only reason I gave it four and not five stars is because the Avani hosts conference is quite regularly. With all the conference hours, it just was a bit more overpopulated in the hotel facilities than I was hoping. But the staff the grounds in the wildlife that walk around like zebras, giraffes, antelope, monkeys, are all amazing. I would stay here again and planning to return in 2 years.

Great hotel near the falls with charming staff and comfortable rooms. The gardens abound with animals (zebra by the pool) and it’s just next to the falls entrance. They provide free shuttkes to the Royal Livingsone hotel so easy to go there for dinner.
