Great location, nice clean amd spacious room. A bit of flaky paint in the room and a bit of wear and tear in the bathroom but nothing really to detract from a nice place to stay

Friendly staff, room was clean but very small - didn’t look anything like the photos - was okay just for one night though. The headboards/shelves behind our beds were annoying as they were very loose and made a noise every time we moved on the bed. Bathroom was clean though shower head had limescale on it. A bit of TLC and sprucing up a bit would make this place great and its location is excellent. Would most probably stop here again.

Bathroom covered in black mould, slept on my towel as bedsheets were dirty. Stains on carpet, skirting boards covered in dust, mirror was dirty. Also found a dirty nail clipping in the room. Our room was above a garden where we could hear staff on their phones, watching football and chatting away late into the night. Location was good, very close to beach and food spots.

I stayed for one night during the June 2026 heatwave. It was self check in, so no staff on the premises. The building is old, with narrow corridors and stairs. There is no air conditioning. The room I stayed in was like a sauna. I would suggest providing each room with a fan. I stayed in a similar property earlier in the week and the hotel had provided each room with a fan. This is essential in extreme hot weather. I can honestly say this is the worse night I have ever had in a hotel/guest house. They need to prepare for such hot nights. A fan would have been a simple solution.

Room and location was fine. But…. I left behind some items of clothing! Despite numerous emails nobody responds!!!!!

The guy was nice and helpful , sheets too small for the bed ,comforter had stains,carpet dirty with stains , the shower cubicle very small, the shower itself was terrible could not adjust the shower head , window looking over dirty yard , will not stay again property needs refurbishing .

The room was cool despite it being a day of 30degree plus temperatures in Brighton. Check is was easy and communication was great. Very good value for money

Great sea view from the room and a smooth, hassle-free check-in with clear instructions. The room and bathroom were clean and communication was easy via chat or phone. The only downside was the shower drain which was slow and could use some maintenance. Overall, a good budget-friendly hotel for families and friends.

There was a mess out side my room and one off the window shutter would not close
