This wasn’t the place for us. It’s a beautiful period property, nicely decorated and very clean but we don’t really do quaint. I should have known better. It’s pretty expensive for what it is and we didn’t feel it value for money. It’s boutique hotel priced with a B&B offering. Things like the in-room refreshments tray seemed a bit basic. No herbal teas or decaf offered and who serves Yorkshire tea in Scotland? One little pack of biscuits for 2 people? The breakfast too was quite basic and ok if you’re a full Scottish or eggs sort of person. Otherwise, it’s cereals brought to the table. We’ve stayed in many B&Bs in Scotland with much more imaginative offerings and where you don’t have to book a time and fill in a form the night before, with what you’re going to want to eat in the morning. Sometimes you don’t know and it all felt a bit strict. To be fair, I should mention 3 important positives: it’s great to have parking, the bed was huge and very comfortable and our room had great black out curtains. We slept well.

Great pre-arrival service with emails sharing possible local sites and places to eat. Then, such a warm welcome on arrival. Great room and we had wonderful views down into Perth.
Perth was within easy walking distance.
The lounge with the wood burning fire in the evening was cozy and a great environment to enjoy a wee dram.
Great breakfast.

We had a four night stay in this very comfortable hotel.
Our room was well appointed and afforded an excellent night’s sleep. The breakfasts were first class with a good choice available. The bar provided welcome refreshments.
The hotel was very clean and well maintained. The hotelier was most helpful in providing local information and restaurants which were 10 -15 minutes walk away.

Only thing I wish i would have known is breakfast start time when booking, too late for me so wasted my money on it, but the breakfast options seem fantastic.

Sunbank House Hotel, Perth – A Peaceful Stay Near Branklyn Gardens
Sunbank House Hotel offers a quiet and comfortable base just a short walk from the beautiful NTS Branklyn Gardens, well worth a visit for any nature enthusiast. The hotel itself is small but well-kept, with clean rooms and a compact ensuite that meets practical needs without fuss.
While evening meals aren’t provided, the breakfast more than makes up for it, generous portions, good variety, and plenty of fresh coffee to start the day right. Service throughout our stay was consistently warm and attentive, adding to the relaxed atmosphere.
Ideal for couples or solo travellers looking for a peaceful retreat with easy access to Perth’s natural charm.
