Perfect location!! 11/10!! They staff was also incredibly friendly! Just know what you are getting. It is a restaurant that has rooms above it. You check into the restaurant to get your key. There is an elevator and a basic room. Nothing fancy. The location is amazing. We saw the water from the bay out our window. We were in old town and could walk everywhere! Plus, you order amazing breakfast off their menu (it is a restaurant). We would stay here every time!

Stayed for 2 nights at Hotel Adriana in Split (May 2026)
The Good: Great location on the Riva but…
The Bad: 1) Condition of the room was bad (black mold in the shower, shower drain barely worked, toilet flush mechanism stopped working on day 2; AC barely cooled room down and sleeping the first night was HOT and uncomfortable 2) Many (not all) of the staff members were rude and unhelpful and did not seem to care about issues presented to them 3) Food was decent (breakfast was very bland and not worth the time); dinner was ok/good.
Worst part: others in our group had WORSE experiences to ours and made formal complaints to the hotel management (who refused to meet with them) and filed formal complaints with the government.
Find a similar location and stay elsewhere.

Would give it negative stars if I could.
Our stay was marked by multiple service failures that significantly impacted our vacation.
The room was extremely hot on our first night, and the air conditioning did not appear to work properly until after multiple requests for assistance.
At the hotel restaurant, my wife found a live worm in her salad. Later that night, I became severely ill with gastrointestinal symptoms, which made for a miserable evening.
The biggest issue involved the baby cot. We requested one when booking in December 2025 and received written confirmation that it would be ready upon our arrival in May 2026. When we arrived, there was no cot in the room. After several trips to the front desk and hours of waiting, a replacement was finally delivered. As a result, our toddler stayed awake roughly three hours past his normal bedtime, creating a very stressful situation for our family.
What disappointed us most was the hotel’s response. We repeatedly raised our concerns and requested compensation for the service failures, but felt our concerns were not taken seriously and were never resolved in a satisfactory manner.
Based on our experience, I would not recommend either the hotel or the restaurant.

The room was comfortable and we had a spectacular view. However, the front desk was never manned. Regularly, at any point in time, which made difficult when making requests. Our ac was working very poorly on arrival, and they kept telling us they would check it and never did.It would shut off in the middle of the night and did not cool. The staff at the restaurant also very inattentive to the needs of the guests while dining. However, the location was amazing and the easy to get to.

I would like to give this hotel a better review, Most were helpful, in particular Betty, Antonio and waiter Matej P, but after my stay a sour incident occurred.
First, it is well-located right on the hotel strip fronted by the bay and walkway.
They give a free breakfast, but unlike most, it's not a buffet, instead offering several items from a menu. What was bothersome was that we are limited to two drinks: an orange juice and coffee or two coffees, and you have to ask for milk (seemingly unheard of).
There is an inside dining area, with most guests choosing outside tables that were alongside similar eating facilities at other establishments up and down the strip. Their menu was fine and I ate there once, as the prices were a bit higher than many others in the vicinity.
Now, for the bad part. When I got to my next destination I checked my bank seeing the hotel charged $11.79 in addition. I called, reacting to their email indicating it was for 2 beers from the minibar, which I had not. There was no argument in rebuttal and it was agreed it was a mistake and a refund would come in over a week. It took eleven days.
Why, I asked, couldn’t they just issue an immediate credit, as my previous hotel in Dubrovnik had done when I pointed a mistake to the desk clerk. Their machine was not equipped to do so (is this really so?) They assigned it for approval to their accountant and then to a firm called Worldline before I received my refund.
So be careful before you go,

Location is excellent, right on the waterfront, and close to Diocletians Palace area. Walkable from the TP Line ferry if you arrive from the islands (other ferries are a bit farther away). No cars allowed in that area, so if you come by car you'll have to drag your bags a little ways. The Rive is flat and easy to navigate with luggage. Location was both a plus (ocean views) and a minus as in our case there was a huge festival on the waterfront, including huge crowds and VERY LOUD music & fireworks which went late each night (and throbbed through the walls even with windows closed and ear plugs in!). We didn't get any extra sleep that's for sure. We made an effort to find restaurants away from the waterfront as there was no getting into anything along there.
Front desk staff were helpful. Breakfast was made-to-order and good. They made us to-go sandwiches for our early morning departure to the airport on our last day.

Great location on the Split promenade next to Diocletian Palace site. Large room, comfortable chairs, nice view from sea view premium room. Only negatives 1) linens were pretty worn, one towel literally yellowed, another frayed, bed not very comfortable and scratchy. This seems to be a common problem for all hotels we visited in Bosnia and Croatia. 2) Older hotel with few options for hooking up electronics such as phone chargers. We had to use the plug next to the door and use an inverted trash can as a makeshift table for our phones, etc.
