Easy access, there was a washer and dryer in our room, and the location was in the heart of Kyoto.

This accommodation is in a quiet street but very central to everything. We had a balcony room and it was nice being able to open the window and door. Clear instructions are provided making check in easy. There is secure storage for luggage in the accessible lounge area available before and after check out. There is a vending machine in the lounge and a machine dispensing water, and free excellent quality coffee and tea. I highly recommend this property. I also recommend Full House cafe on the next street for coffee and breakfast. The owners are friendly and speak English. A 2 minute walk is a delightful eel restaurant called Kikutani Chaya Unatori うなぎ屋 菊渓茶屋うなとり (can message on Instagram to book). Gion Kirara 祇をんきらら Offers excellent value set menus at night and you can walk in (valuable when busy!). A 6 minute walk walk is a delightful new shabu shabu offering Kobe and other beef cuts. Good value and a delightful dining experience. Staff are very enthusiastic. kyoto wagyu sukiyaki shabushabu tominojo gionyasakaten 京都和牛すき焼きしゃぶしゃぶ 富之上 祇園八坂店. Booking recommended but can walk in. I recommend the audio guide if you go to the Miyako Odori which I highly recommend. Don’t bother with the tea ceremony as all you do is file in and out, eat your sweet, keep your plate and get your green tea and drink it. No explanation though the Geisha and Maiko are serving a few teas so you see them.

This was our favorite hotel of our Japan trip. It’s like a small apartment with kitchen area and a large room with plenty of space for our luggage. Washer and dryer was a lifesaver. It rained on our of our days in Kyoto and the umbrellas they provide up front were much appreciated

The hotel is in an excellent location with walking distance to many of the popular places. The room is a bit small but it offers a kitchenette which we can make our own meals. However, there is NO front desk and everything relies on either phone or messaging. The response from the hotel is often slow and sometimes ignored. In our case, we stayed three nights and asked twice to get fresh towels, and in the end nothing happened. Quite disappointed.

Early check in without asking, great location, clean and comfortable rooms… that’s all I need when traveling…

The property was in a quiet alley and just a short walk away from the popular Gion and Kiyomizu districts, plus bus stop and 7 Eleven. The facilities had everything we needed, I loved the in-room washing/ dryer machine in particular.
