The room was clean and staff friendly enough. The breakfast was good, although served in a small window. The guesthouse was generally in good repair, though a little tired in some areas. Shower was fantastic! I didn't drive so was walking into town which is about 15 minutes. The area was generally quiet. There is not a lift so check before booking if you have accessibility requirements as the stairs just keep going up. I was there during heat - there is no air conditioning but a fan was provided and I was able to open the two large windows wide as needed. If you need a pitch black room to sleep, bring an eye mask in summer as the curtains were very thin and let a lot of light in. Toiletries provided were minimal - hand wash hair and conditioner only A kettle is provided in the room along with semi skimmed milk pods, decaf tea, yorkshire tea, instant coffee, and instant decaf coffee, along with sugar.

Excellent all round. Couldn't wish for more helpful staff. Room 5*****. Parking a bit tight but staff sorted it promptly. Good breakfast with plenty of choice. Good location. No problems whatsoever. Would definitely return. 👍

100% will be staying here again when I return to York! This place had a very homey feeling to it!

Staying here was such a pleasure, the staff here were all friendly and accommodating. Parking was good, the room was spotless and the breakfast was excellent - it takes skill to cook and serve a full English breakfast as good as that. Many thanks!

terrible, never go, no staff around and unhelpful on the number you need to call

The staff were lovely and the breakfast was great with loads of choice. The house itself is in a good location and is walkable in around 15 minutes to the town centre. The decor in the rooms is very dated though and the furniture is a little worn. Overall it was good value though and we enjoyed our first time in York.

Included breakfast was good. Bedroom was clean, as was the bathroom. Had very little interaction with staff besides table server who was very good. Good location, on bus route in and out of city. Busy road outside. Didn't need parking, can't comment. Good value for money.

This is a great value hotel, it’s an old building so the rooms aren’t modern but they are spotlessly clean, breakfast is excellent, a selection of fruit and cereal with a menu of hot food cooked to order. I hope too many people don’t read this as the next time I come to York for the races, for which it’s a 20 minute walk, I’ll be hoping to book here again.

Had a lovely stay here. The staff were friendly and welcoming. Room was very clean. The breakfast was lovely lots to chose from.
