Waveley Guest House Inverness is a Doss House used by the city council to house the homeless. Residents are of Eastern Mediteranean origin and stand at the front door chain smoking. The room 5 is nothing like your photos. The TV power is fed by an extension cable clipped around the doorframe Smoke/Co2 Alarm non existant. The dirty room has a sour smell. There is just one bright ceiling light Bathroom at the end of the hall outside the room was filthy with no toilet rolls and the toilet bowl not secured to the floor. We never used it. Breakfast appeared to be yesterdays curled sandwiches in Clingfilm. Never ate atall. On arrival, Robert on the reception was friendly and welcoming. After that the reception manned by an unhelpful, uninterested Eastern Mediterrnean man when we asked for toilet rolls and condiments. There are no staff available outside working hours in the evening or at night. View from the window is the back of old tall buidings and roofs resembling a Victorisn Prison Yard. The boom, boom, boom music from a nightclub adjacent goes on till 3am so we never slept. To get into the place there is a door entry push button lock not properly secured to the msin door. We reported all these things to the msn at the reception desk on the 1st morning. He seemed to struggle with speaking English and just grunted. On returning from a trip to Kyle of Lochalsh thst day nothing had been done and no-one available Paid £527 for 3 nights and left after 2. Full Refund Required.

There was it’s of garbage left in the window sill. Bathroom shelf was dirty. Front desk fella did not help at all. Just a poor place.

We stayed at the hotel twice prior with the last visit being in 2022. We found the property in much need of care. The bathroom smelled like urine and the sheets had dirt and food on them. We traveled with a child again but did not feel safe in the area like we did on previous visits. I would not recommend this hotel at this time.

We asked for the basics soap, towels, heat in our room. This place is lacking. Good location. Needs better management and maintenance.

The staff were friendly at check in. We were a bit worried about some of the reviews listing bed bugs, but no issue with that at all. Our room was newly fitted with carpet, fresh paint and new beds. Our room was clean, but had a couple of cobwebs and one garbage hadn't been emptied. The bathroom ceiling fan is falling out of the ceiling and leaked continuously when it was raining. The shower didn't drain well and it was hard to find a sweet spot for shower temperature. (barely warm to extremely hot). Continental breakfast was included one day and milk jugs were left out for hours. The worse thing was the nightclub attached in the building kitty corner it was really obnoxiously loud and we did not get much sleep. Bring earplugs if staying on a Friday or Saturday. night.

If you are looking for a less expensive stay with no expectations for well maintained this would be it.

This is a very basic guest house.

Basic place to stay and the price was outrageous for being so basic. They tried to update the rooms but unfortunately it was a big failure. Musty smell, window wouldn’t open the shower door didn’t close and flooded the floor. The hot water booster was either scalding or freezing. This place is best for a hostel vs 150£.

This was a minimal service hotel, it was obvious they were cutting corners everywhere they could. There was no one at the desk except around check-in time & random other moments. I never saw any cleaning staff (or evidence they did any cleaning). There was no door tag to ask for housekeeping to clean the room. I have a receipt that a half deposit was paid but they charged the full fee. I asked when someone was there, they checked & said Expedia cancelled the reservation, but it was still active. I will check on that when I am at home on secure wifi. The shower was nasty at the bottom edges and grout lines. I have photos. The shower water was either scalding or icy. No instructions about the hot water booster, or notice that the switch was outside the door. There was less than half a roll of tp & no spare (no one to ask for more). The kettle had to sit on the floor to plug in. Breakfast was all carbs-toast, rolls, cereal. There was milk, juice, fruit. No protein. The breakfast trays still had plastic wrap on them, a sign asked that you stack used dishes on a tray There was a trash can to clear the dishes dishes of food. I never saw a staff person in the breakfast area. Not much effort to make guests welcome was evident. It was as if ghosts were running the place. Staff appeared briefly, occasionally, there was no one until you got lucky to see a glimpse of someone walk down a hall. It could be called Hotel California, except a sign saying to drop your key in a bowl.
