The place is great, especially because it’s so close to SM City Lipa and the terminals, just a 3 to 5 minute walk. Super convenient. I booked a basic double room and it was okay for the price. It can get a bit bright at night because of the curtains and outside lights, and you might hear some noise from outside or nearby rooms. I’d probably try the deluxe room next time. Breakfast was really good. I just wish it already came as a full meal instead of adding rice separately. Room delivery is 20 pesos, which is pretty reasonable if you prefer eating in your room since the lobby dining area isn’t the best. There’s also a 50 peso fee if you want to use the microwave for outside food. The staff are very nice and helpful, which made the stay even better.

Room was clean enough. The bathroom smelled of piss, so not properly cleaned. And the water in the shower takes a long time to fully drain. The ambiance in the property is relaxing. If you commute, it is so close to the terminal at SM Lipa. They have a big screen tv with Netflix, that made the stay worth it. The staff is nice, there’s free coffee and water too.

I can stay again. Near SM Lipa and transportation terminal. So many local foods and vendors. And very reasonable price.

Very convenient area. Quiet place despite the area being in the center of the city. Friendly staff. Good if for overnight stay. But had trouble with insects especially mosquitoes

Bed sheets and blankets are old and torn but if you pay for extra blanket you get a decent one. I asked for iron and I need to pay extra.

The floor was filthy, the room and surrounding areas had a bad odor which may be due to the amount of cats on the grounds. For the area the hotel appeared to be safe. We ordered dinner, but we couldn’t eat it because the taste was off.
