I was extremely disappointed with my stay at Ocean's Edge in Brewster, MA. Based on the property's long-standing reputation for upscale accommodations, I expected a high-quality experience that would justify the premium price. Unfortunately, that was not what I received. I paid a significant amount for a one-bedroom villa, only to discover that it was located in what was essentially the basement level of the building. Reaching the unit required going down several flights of stairs, and the accommodations felt more like a finished basement in a private home than a luxury resort villa. Even before entering the building, I was taken aback by its appearance. The entrance was littered with numerous cigarette butts and other trash, creating a poor first impression and suggesting a lack of attention to basic maintenance and cleanliness. Even more concerning was the condition of the unit. There was a persistent musty odor, and there were visible signs of mold, making the space feel damp, poorly maintained, and far from the standard I expected. The bathroom was exceptionally small, and the bathroom door was so tight in its frame that it was difficult to open fully, making an already cramped space even more inconvenient. These are not the kinds of conditions anyone should encounter when paying premium rates for a resort stay. When I asked to speak with a manager to discuss my concerns, I was assured someone would contact me. That call never came.

Check-in counter were closed. Had to go to mansion to check in. No signs anywhere. Terrible experience.

Restaurant service extremely slow!

Beautiful grounds. Gorgeous condo. Very cozy, clean, and well appointed. It was literally perfect. Staff was extremely helpful and friendly. I did not want to leave to explore Cape Cod. I was happy to sit on my patio, drink coffee and read a good book. Bed was very comfortable and clean.

The staff were excellent-so professional and kind. They went above and beyond to make our stay the best! The restaurants, Grounds, beach and terrace bars , beach were 5 star! Loved it, we will be back!!

Staff very helpful and friendly.

Experienced 2 issues: 1) Went to ocean terrace Friday (06-12-26) night for dinner. Arrived at 6:15. Saw many empty tables. However, hostess indicated they didnt have tables available because they had reservations that would completely fill all available tables within and hour. I was taken aback by that. Ended up in the inside restaurant that is so noisy with just a handful of people at the bar, couldn't hear myself think. My wife had to cover her ears. We were there until well after 7:15 and never saw all the tables taken. At this point I am not happy. I decided to talk to manager who told me he is not responsible for so many people cancelling reservations. A waiter said there were 17 cancellations. I didnt buy it. Although he did give credit for 2 drinks , it still left sour taste in my mouth. 2) On the morning of checkout (06-15-26), I called front desk to ask if I could get receipt emailed to me so I didnt have to drive over to the mansion desk to physically check out. I just wanted to see the end bill before I approved the credit card run. The front desk said sure. An hour later, I hadnt received the email. I called again to ask for the email with receipt. Again, I heard sure we can do that. Another half hour and still no email. So I gave up and drove to mansion office. I asked the attendant what happened and no explanation. Just I am sorry for that. I had her print it there and approved paying the balance. Why ?

Great place...very pretty, beach was beautiful

The place is nice. The outdoor pool was closed, but the indoor pool was fine. Unfortunately, we were billed $91 extra when we checked out. Staff explained this is an amenities fee to cover parking, the shuttle ( which we didn’t use), and the pools. They should disclose this upfront. I’m not sure we would have chosen them if they had been transparent. We will not stay there again.

It was a nice and big room. The only negative was it was hard to find my room in the dark. Very dark outside and not great signage for where my room was.
