this place is awesome with friendly staff and they let us checked in early. the room is much bigger in person than in photos/website. the area is super safe, very close to metro station (3 mins walking). the gentleman at entrance to the main building is super nice and friendly. I would recommend this place to anyone visiting rome.

Hebat Loved the room and all of the amenities. I especially loved the hot tub in the room. Would highly recommend the property and would happily stay there again!

I would like a refund we were given two different addresses which led to further confusion. After 45 minutes of walking in circles attempting to find it we could not find the hotel due to a lack of communication. This was incredibly frustrating and led us to be forced to pay for an uber and book another hotel. This hotel was non refundable so I ended up wasting money because of incompetence from the owner.

Was a little weird, as if someone bought an apartment room and made it into a bed in breakfast. Location very hard to find but luckily the neighbours were helpful. The room was large but didn’t get the hot tub as advertised which was upsetting. Only saw someone once. Never got the breakfast as there was none found and instructions were vague.

This was an odd place. It was okay, however, there were some difficulties. I never talked to or had communication with management, despite sending emails and messages. Check in was conducted through trying to communicate with the doorman, who spoke only Italian, who called management and then let us in. It is hard to find, and not exactly a hotel, it’s more like an airbnb with a main area, then 3 rooms. Room had good AC and had good bed, but toilet smelled bad and wasn’t clean. All in all it was okay. Don’t count on breakfast at all, though (there were coupons for a coffee and pastry, but no clear instructions, bakery was okay, then was closed our second day).

Hebat Excellent place, very clean and only thing I would said is the check in, it was a bit harder to access. But overall I would recommend to any of my friends.

Our stay was very comfortable and enjoyable. Breakfast was good, provided in our room every day and the location was excellent, close by to the metro that goes into the centre of Rome.
Friendly and informative check-in. A great place to stay if you’re visiting Rome!

The room was very nice, jacuzzi bath lovely. Breakfast very disappointing only prepacked biscuits croissants, cakes and yoghurt. the description said breakfast in café close by but was in room. The area is a real slum. stinking bins all around one must of had 200 plastic bottles on the floor around it plus bin bags and other rubbish including food. The area spoilt the holiday. We found the hotel/B&B description misleading. The room was in a residential block of flats.

Hebat My boyfriend and I booked one night here. It was a bit difficult to get checked in. We got there around 1pm, It says check in is at 2pm so we decided to wait but no one ever showed up. My boyfriend and I waited for nearly two hours. I had to walk around the vicinity to find Wifi so I could call Expedia and have them contact the owner to send someone over. This wasn't professional, especially since the owner later said that he didn't know when we were coming -- just ask. That's really all I could criticize and suggest for improvement is to have a way to get your guests itinerary so they can get settled in right away.
Otherwise, the room is wonderful and beautiful and VERY clean. If the room hadn't been so nice, we would have been pretty unhappy with our stay. Thankfully, the person the owner sent out to check us in was very kind.
For those staying here in the future, all I would suggest is to tell the owner your itinerary or find a way to contact them when you're at the airport or somewhere with wifi and you'll have no problems.

Hebat I stayed here last summer with my mom & 80-yr-old aunt, I just never got around to reviewing them. Upon arriving it's a little unsettling that it looks nothing like a hotel, but the staff is there, ready to help with luggage and make you feel comfortable. We arranged to have a known driver of theirs pick us up, who quickly became our go-to guy whenever we needed a ride. Very reliable and friendly. The staff does make themselves scarce once you check-in, although they are easily reached via email or cell. Once you are checked in, you are pretty much left alone, and the cleaning service comes by every day; they are another pair of friendly and wonderful women. My mom & aunt didn't like that it's not like a hotel that has someone available all day and night at the front desk, and felt a bit scared to be in that building on our own, but soon they got used to it and it became like home. The "hotel" is really a flat with 3 bedrooms converted into a mini hotel. Al guests have a key to the main door of the building, and to the main door into the flat. Beware that the elevator is tiny and old, like lots of European elevators and you might have to take 2 trips if you have a lot of luggage, but if you take the stairs it's only a couple of flights... The hotel has a common area with a refrigerator, microwave, sink, table, and an armchair. There is no food on site unless you bring something in. They offer breakfast vouchers for a small cafe around the corner, it's coffee/juice & a pastry.
