The staff were more than helpful, the pool area was ok, the breakfast was the same everyday and at best average. The rooms were terrible, old with many defects, we had to move rooms, but the supposed upgrade was poor.
This hotel is most definitely not 4 star, possibly 2 star or 3 at a push, but that would be for the helpful staff.
When rating hotels on a UK website, please rate according to UK ratings, if you need someone to travel and review your Hotels then I offer my services, you have got this rating so terribly wrong.
Would never recommend or stay here again, we paid double the cost by pre booking, if booked the day before travel we could have saved £450.

The family villa itself is lovely, but it’s definitely showing its age. It would really benefit from a proper refresh and a more thorough cleaning to bring it back to its full potential.

The resort is beautiful. Was so nice to relax and use the pool and room service. The music outside the room however played all day and into the night - it was loud and repetitive lift music that did not aid in relaxation. The spa was amazing! Reception tried to charge us 2500 rupees for a taxi to the airport, when the standard is 1200 rupees.

Our room was spacious and comfortable.
Breakfast was excellent. Restaurant staff were serving with a smile. Surroundings were peaceful and relaxing. Pool and surroundings were well maintained and clean. The staff was very attentive, courteous, and always ready to help.
Colva beach is a five minute walk away.
This is an excellent place to stay.
The only negative experiences we had were with mosquitoes and when the air-conditioning stopped working half way during our stay and couldn't be repaired. Thankfully the fan was working so we could manage the unusually hot weather. The spray/fogging that the hotel carries out is not sufficient to eliminate the mosquitoes.
We did not use the Spa or Ayurveda facilities so I cannot comment on them.

Very disappointing for our holidays in Goa. The room was horrible, the water from commode was leaking. After complaints also the reception doesn’t like to change the room. The front desk person was lying no room available. But I found nearby room empty, after letting know the front desk person was hesitating to give the room. As I complained to Hotels.com virtually and in fact I told them I have no options but to leave the hotel. Finally we just moved to the other room which was relatively better. Nothing is good, we went to the restaurant on first night was full of mosquitoes. The overs conditions of the property is old and not at all good.
