The simple but perfect bed and breakfast. You could walk to downtown in less than 13 minutes and it came with a great breakfast room and home cooked breakfast. It felt like you were in someone's guest room. It felt nice.

Breakfast was terrific. Sitting in a cheery room with good conversation (YMMV, we’re chatty).

Great location and lovely place to stay

A great place to stay. Everything was well prepared for us. Breakfast was amazing. The host was very very friendly. Definitely recommend to anyone.

The owner cooks a full breakfast. Well located in Edinburgh. Easy walking access to everything.

Huge room, great large and comfortable bed, expertly decorated. Easy to find and park. Great Breakfast, cooked to order. Easy walk to City Centre! Wish we had booked a full week. So much to see and do, and so easy to walk to everything. Looking forward to returning as soon as possible.

The staff was very helpful. The breakfast was great. The location is walkable to restaurants and pubs and sites. The only thing I would change, is that I wish there was an outlet or an extension cord on both sides of the bed so myself and my partner could have had our phones near us to charge at night.

The room was very clean and spacious. Parking was excellent and the breakfast was great. Would recommend this B&B to anyone.

A clean and comfy property perfectly situated just a 10 min walk along the river to eateries and shopping. Our host was friendly and helpful making check-in quick and easy. Parking on-site was convenient. Breakfast was excellent with a selection of cereals, fruit, yoghurt plus a variety of freshly cooked hot options. Recommended!
