The host is incredibly lovely, helpful & hard-working. The property is wonderful with great views & outdoor area to enjoy breakfast & relax after a long day sightseeing. The breakfast provided was extensive and delicious. The shower was great & was always hot. The bed was so so comfortable, not rock hard like other beds I have experienced in Italy. It’s outside the city walls but only a 10 minute walk uphill or downhill to & from Porta Maggiore or a couple more around to the escalator & lift up into the city. The C bus from the funicular stops at Porta Maggiore too. I was travelling solo with heavy luggage, was a little bit difficult for me, but if you’re fit or have a car no problem. Taxi is possible but very expensive so I didn’t use it but the host was very helpful to me. The other staff were very lovely also. In my view it was excellent value.

The room was very clean and vest view from the room. Perfect location and very friendly staff.

The room was perfect and comfortable. Walking distance to a nice city on a hill. Quiet area and easy to find, good parking available. The owner was very nice and accommodating. Cannot recommend this place any more highly.

Everything was absolutely perfect. While the walk to and from the property was a bit challenging for a traveler with heavy luggage, the warm-hearted people of Orvieto helped me so much that I felt nothing but happiness throughout my stay. I truly felt the 'power of space' here. Thanks to the delicious breakfast and the incredibly kind host, my first trip to Italy was truly unforgettable. I will definitely be staying here again!

Rosanna was such a gracious and kind host. She even offered to drive us to the train station at the end of our visit! And the room was absolutely lovely. The view from the terrace was breathtaking. I would definitely stay here again if we return to Orvieto!

Air conditioner didn't work very well and the breakfast was too late in the morning. It would have been nice to have an in room kettle or coffee machine.
