What a hidden gem. Booked this last minute. Pleasantly surprised as there were mixed reviews. I suspect people looking for all the creature comforts from home. I was given my own bungalow. Big room and huge bathroom. AC worked great, I had not water anytime I needed it. Has a rustic/bohemian vibe which I loved. Tucked away so it’s quiet but also super close to the market and restaurants. Breakfast in the more had multiple options. By far my favourite stop on my 21 day trip around Asia. Highly recommend this place.

Very basic rooms. Misrepresented on Google maps and in hotel booking sites. Certainly not 3*, possibly not even 1* Would possibly have been reasonable value at 1/3 the price. No safe in room. No mention at reception. When I asked, I was told he would put things in his room but there is no safe! Little space to hang things. Only one hanger. Pillows are as hard as bricks. Shower is weak and luke warm. Sink tap drips constantly and sink leaks. Noisy fairground over the other side of the river, so loud that the room and fixtures actually vibrate.. yet the hotel failed to inform us about this when we made the booking! Can hear and smell everything from outside as zero insulation. Breakfast stated to start a 7, only tea coffee and juice available. Breakfast day 2 was off the menu and reasonable. Breakfast day 3 was chaos. No cups, no eggs, no fruit, no staff. The whole place is mismanaged and in need of maintenance and repair

Quiet and away from Pai's bustle but near enough for forays into Walking Street area and/or other.

The property has had its troubles. Much to be expected because of shutdowns. Overall it was a good experience, close to city centre and walking street. The staff very accommodating, helpful and friendly. The ride to bus station saved us money as well.

Visited with friends. Location was great. Room was decent. Breakfast was underwhelming.

Slightly rundown and unloved feel about this Baan. Disappointing as it has great location on the river. Much of the wooden slats are missing so walking was precarious especially when wet. Our room was not cleaned once and there were gecko droppings all over the bathroom. Staff seemed to be unconcerned and not very engaging. We avoided the breakfast too as it was very cold and basic.

Potential unmet. Bad bed. Bad breakfast. Poor service. Disheveled. Good location. Left after one day to a nicer hotel across the board.

Great room, was very clean and the staff were great. Everything is nearby and within walking distance..it had an inroom frisge to keep water and drinks cold. They did have a TV but I never used it.

This hotel is located by the river and the gardens are lovely. We had a end room with a porch and a river view. The room was comfortable. The hotel is showing some wear but it's rustic and charming and a good value. Breakfast was very good. The staff is very accommodating even though their English is limited. It is the perfect place to relax.
