The location is great. However the hotel building needs upgrades. The carpet in the hallway is dirty and needs replacing.

We chose this hotel for its breakfast and it delivered! We are a family of 4 with two young kids and there were plenty of delicious options for all of us. I have some food intolerances but had plenty of options to eat. Allergens are written in infographics on little cards next to each food. The hotel was quiet, clean and a great location to hop on a train or bus from Kyoto station. (It’s so close to the station that you can see the Shinkansen trains from the elevator) However, the customer service was lacking. Staff weren’t very communicative at breakfast, check in or times where it would have helped. I don’t want to deter anyone but if you don’t know any Japanese you might struggle a bit at this hotel.

Bigger room space than expected. in general the hotel is ok, the bathroom has some sewer smell.

Favorite place

Next to 7-11 and alot of shopping and restaurants. Getting to the subway and JR stations is connected by getting to the basement. Bullet train station is also across the street.

Best things about this hotel. 1. Airport limousine bus depo is right in front of hotel. 2. Tour bus is also picked up from same bus depo. More time to enjoy breakfast. 3. Breakfast buffet was top notch. Great choice of hot American style to Japanese style. Juice bar and espresso machine. Fresh fruit, salad, sushi, hot soup, rice, wagyu meatballs, grilled halibut and more. Longer breakfast hours than other hotels 6:30am to 10am. 4. Loved that it’s attached to Avanti mall and from hotel you just push B level for basement to go to mall restaurants. Mall restaurants were much more affordable than Kyoto Station restaurants. 5. Easy to purchase souvenirs at Avanti Don Quixote store. Lots of great shops at this mall. 6. Just steps away from Kyoto Subway station entrance to go to Gion and other areas of Kyoto. Just 2-3 stops. 7. Loved the luggage locker room where you can secure your luggages and put backpacks into locker where you set your own PIN number. Checked out at 9am and left luggage until 8:30p flight. Enjoyed sightseeing on checkout date. 8. Just across the street from Shinkansen bullet train. Only thing I personally didn’t like was the deep shower tub. It was hard to get in and out of. Would have preferred a walk-in shower. Oh. Also Wi-Fi is very very slow. Definitely would stay again if I return to Kyoto. Highly recommend.

The rooms were nice and clean. The staff was amazing and so nice and very helpful! Omg it is excellent location right across the street from the train station. The hotel is connected to a high class mall with an 7-11 and several eating places to include McDonalds and a crepe place plus several authentic Japanese restaurants! And don’t forget a massive Donki!! They have a Japanese Drum Show also in the same bldg! I could go on and on about this location!!!! A must stay!!!

This hotel was excellent for our needs. We loved the proximity to the Kyoto station, the shopping mall next door, and lots of food options. The staff itself was super helpful, the hotel lobby and common areas were grand, and the washing machine came in handy. The bathrooms are a little on the older side and could use some updating, but they were clean. Our main highlight was the breakfast. It was top notch and unique every day. Would highly recommend this hotel!
