Location is obvious, some of items that could be addressed. Hallways have a strange smell not of fragrance or cleaning products. Washroom has stench urine, I believe a deep clean under and in between bidet would help remove urine build up.
During these months it would be nice if the housekeeper would not turn off the air conditioning. Room was hot each time returned.
Laundry room and machines are great. Wondering why complimentary coffee is not standard.

I would stay here again but the rooms are small. We put one suitcase in the shower.

The distance to Shibuya crossing and the trains were super close. I felt like it was an easy walk especially after a long day of walking around Tokyo.
