This is at most a 3 star hotel. Overpriced for what it is, which I found to be an issue in Chiang Mai. In an effort to be artsy there are exposed pipes on a cement ceiling. When other guests used the shower or toilet water would loudly run through the pipes. Air quality was mediocre as was cleanliness. Breakfast was mediocre - although had rave reviews from previous guests.

Perfect location if you enjoy the Nimam area. Very close the the mall and the shops on the street. Breakfast is excellent. The room shows a bit wear and tear. But for the price point, it's totally fine.
