BienSéjour en famille avec enfants
Location is great, very close walking distance to Shibuya crossing and lots of food options near by. However, this hotel room (standard twin room) was very, very tiny. Enough for two definitely pushing it with four. There is enough room to store two large luggages upright but not to lay them down to open, you would have to put your luggage on the bed to open it. There is no walking room in the hotel room itself. The bathroom was a tight space as well. If you are planning this hotel as a pit stop, this is great space without having to open your luggage and go. If you plan on staying for more than one night, pick a larger room. The hotel is clean, room is clean, staff are friendly as well. There is a Lawson right outside the hotel so it's convenient to grab a late night snack and drinks. The amenities in the hotel are convenient (robes, tooth brush and paste, comb, cleansing gel, etc).

As expected, typically small (not a negative). Facilities in excellent condition. Location only ~10 min from Shibuya scramble and the Hachiko (look it up) entrance to the JR station.
The only negative: on the reservations page, there was no way to pay for breakfast in advance; pay when checking in. What it doesn’t tell you is the restaurant is closed on Monday and Tuesday. Now, there are plenty of places to eat in the area (including a Dennys), but this seems like an important omission.

Got a room for three, one adult and two kids under 10. The room was super tiny and cramped, shower was small even the kids were complaining. The temperature was locked at 23 degrees Celsius seeping 73 degrees Fahrenheit. It got so stuffy in the room asked them if they could lower it they said no. The lobby was cooler than our room. Staff was nice overall it was okay walking distance to everything.

Check in was good, staff was helpful, they location, top notch, nice cafe across the street, along with a family mart, trendy boutiques nearby, now, what needs work, the laundry, there was only 1 machine, it was outdoors in a tiny space on the side of the hotel, looks to. Be straight out of a horror movie, the staff had to unlock a gate to get to the space. Not really convenient and reliable.
Inside, When getting off the elevator to go to our room, it looked more like a prison cell block than a hotel floor. No life, just a series of doors.. the carpet and wall paper paneling are dated..
Same can be said when entering the room, it was small, the furniture does not work for the space, the carpet old, the walls scuffed, no suitcase stand, not the cleanest, saw some dirty spots, the washroom although snug was clean. The mattress, ok, nothing special.
There is a park nearby for those runners or nature lovers, gives you a chance to escape the hustle and bustle of the city.
The hotel has potential but the rooms and hallways needs a major facelift.

Our room smelled like urine. We even had the staff member on duty at the front check our room and she didn't smell anything. There were several rooms open from house keeping the next morning and I didn't smell anything in those rooms. We had also had a small room to store our luggage and it didn't smell. As others had mentioned, the lowest temperature setting for AC is 73C. It is perfectly fine if you just wear your underwear to bed. The wifi is pitiful, don't rely on it. The Family Mart across the street is super convenient, though sometimes poorly stocked. There is another Family Mart that is about two minutes away that is well stocked. The hotel is in a super quiet area and the rooms were well insulated from sound. I heard a crying baby in the hallway next to my room. When I was in my room, I never heard the baby. Super close to Shibuya crossing and major train systems.
