First of all, if you are visiting Makuhari messe for an exhibition, the location of this hotel is perfect. The nearest station is Chiba minato, which is only 3 stops away from Kaihin Makuhari, and to access to Narita, you can ride a monorail to Chiba, then transfer to JR Narita. To go to the downtown of Tokyo, it takes about 40~45mins to Tokyo station without changing a line.
The sauna/bath on the 10th floor is very well equipped and managed, and the breakfast is very delicious.
However, the style of room is a bit out of trend, and a lack of electrical outlet (to plug in) near a bed is kind of downside.
Overall, I enjoyed staying at this hotel with the nice sauna and well educated staffs.
