Booked this for my granny who was visiting me in Edinburgh. She found the bed very comfortable which is important for her. Breakfast was also delicious with a nice range of hot and cold options. The guest house is in an old building so some things are a bit threadbare but it is well taken care of and clean, and the neighbourhood is very nice and quiet. Duncan was absolutely lovely and so helpful, both in person and over email before/after her stay.

Great room for a great price and a great location. A real life saver.

Great access to nearby bus route which was ideal for tourism. The bed was clean and comfortable. The breakfast had all the basics and was very nice. We were greeted via doorbell in a friendly way and given a code for our room upon arrival via text message. The TV in the room was very small and there were some big stains on the walls, some quite high up, and repeated incidence of drain fly in the bathroom, and the showerhead could use a clean so I think the bathroom and bedroom walls could be improved slightly with only a bit more cleaning but only this small reason, otherwise it would have been five stars out of five. We really enjoyed our stay overall and would recommend.

Simple, straightforward, and perfectly fine. Communication from hotel staff was very good. Appreciated how easy and smooth everything was.
