The hotel is good. Nothing fancy but the room and the facilities are clean and the staff cleans the room everyday if you ask for it. The breakfast was good and plentiful. Location close to the Shinagawa Station is very convenient and the mall near by is really good too with a lot to offer.

Hotel itself is very clean and staff are friendly and helpful. One thing about the hotel's location is that it is up a hill (incline) from the Shinagawa station. You have to consider if you are able to drag your luggage up a hill for 15-20 mins. Also think about after a full day of site seeing and walking, at the end of the day, you have to walk up a hill back to the hotel. That was a struggle for me. Please note that they only have two coin laundry machines and they are often being in use. You may be better off using outside coin laundry service (10 mins from hotel).

Breakfast was good. Within walking distance to Shinagawa station. Room clean and bed comfortable. I would stay there again.

Air conditioning was always really amazing during the hot summer days. Location, although a bit of an uphill walk from the Shinagawa station, has great amenities nearby. There is however, only two washer/dryer machines for use, so a line up can occur during busy times. Staff were very knowledgeable, helpful and respectful.
