Great Area is close to the train station and bus station, but far from the main area. Breakfast was great! We found the room and hotel quite dimly lit - it was very dark at night and somewhat hard to see in our room.

I had a lovely stay at this hotel which is extremely clean. The staff was very warm and helpful. They recommended the nice restaurants nearby and made calls for the reservations. I am very happy with my choice of this hotel.

Quiet residential location that is close by all transportation and very walkable. The room is well appointed and small. Breakfast selection is basic, nothing special. Coffee made to order. AC much appreciated as it was 90 degrees in the afternoon. Room 102 and 103 are off the breakfast room so if you are not an early riser you may be bothered by the noise.

This location was ideal for us. Close to water taxi drop off on arrival and close to train station for leaving. Plenty of dining options nearby but nicely away from major tourist attractions which made it quieter. But the tourist places were easily walkable.
The staff was excellent and very precise on detail information when we had questions.

I arrived at the hotel to a such a beautiful room, so clean with an amazing view. The staff were absolutely the best part of our stay. Beyond helpful and so kind to all our needs. I enjoyed the best cappuccino in such a gorgeous dinning area. To my amazement the bed was so comfortable, and room air conditioning was just right. I will definitely staying here again, and highly recommend to anyone staying in Venice. I took private water taxi from airport, which drop off from hotel was a minute walk.

Fantastic Hotel located in a charming neighborhood not far from the grand canal and train station. Hotel arranged porter to transport our bags to train station for a fee (worth it). Rooms were very clean. Staff was very cordial and helpful. Enjoyed our visit to Venice.

Room with King bed was very very small as this is really a boutique hotel with no bar and a non descriptive front desk. Breakfasts were good with great server continually replenishing foods. Recommend this as adults only due to no amenities or space for kids period. Follow your GPS carefully as there is no signage to identify this as a hotel other than “small” sign on glass front door which can be frustrating at times.

This doesn’t look or feel like a 4 star hotel. It was OK for the price we paid, breakfast was good, bed was comfortable, wifi worked well, service was excellent.
It’s in a quiet part of Venice, great for a good night’s sleep, but you’ll have to walk a while to get to the tourist hot spots, or take the vaporetto, which is part of the experience but may bother you if you’re in a hurry. Some good restaurant options nearby though.
Our room was very warm, and we couldn’t get the temperature down; for some reason the bathroom’s heated floor was always on.
Facilities were a bit dated; everything worked but it wasn’t up to 4-star standards.
Overall still a good choice, just don’t think you’re getting a luxury experience.
