Great The whole place has a vintage theme, from the lobby to the rooms which gives it so much charm. The location is great, just outside the Old City, so it’s quiet at night but still close enough to walk to everything easily. The only thing to note is that there’s no elevator, so you’ll need to carry your luggage up the stairs.

Fantastic Super easy check-in. Nice staff. Convenient location that is slightly off the main road, so it wasn't too loud. Comfy bed and hot water.

The place cute. The A/C was great, the showers had great water pressure. The reason I gave it a lower rating is because they only provided 1 roll of toilet paper a day which was a very small roll. The bed was rock hard! If you don’t mind sleeping in a hard bed then I would say this is ok, but it was so hard I woke up with my hips and back hurting. Other than that the place is walkable to many coffee shops and restaurants.

Check in is at 2pm as in many cases in Thailand. It was a challenge to coordinate flight and booking time. We arrived around noon and the receptionist let us store our luggage inside and said to come back around 13:00 to give her time to clean the room. Location is great with a self serve laundry a walk away, food and finding a Tuk tuk just a short walk along with historical sites. I would stay there again and recommend others to stay as well.

Fantastic Fantastic stay! Coming back in a few days for New Years. Staff was amazing. Thong was so friendly, gave us lots of recommendations. Filtered water, tea and coffee available down at the lobby. And let’s talk about the building itself. So unique, lovely decor, comfortable seating. Enjoyed it all!

Most importantly, it's called a bed and breakfast, but they don't do breakfast. I think they might have once upon a time, but not anymore. A change of name/description is needed!! It's misleading.
On the whole, it's a beautiful place and the staff are amazing, but it misses the mark. It's about a ten minute walk to the old city which doesn't sound like much, but the road is super busy and no pavements. There are no kettles in the room. There is a pot of instant coffee and hot water you can use downstairs and tiny cups - you have to give CPR to the hot water machine. The shower is terrible. It's handheld, which I'm used to, but also the pressure is constantly changing. If you want a relaxing shower after a long day, this is not for you. The TV is not an appropriate size for the size of the room. It's postage stamp small. I'm not someone who spends much time watching the TV, but again after a busy day, it helps me to unwind and relax.
Positives are the size of the room, cleanliness and friendly staff.
Personally I wouldn't stay again and would find somewhere within the old city. I chose this place as it looks beautiful, but as they say, beauty is only skin deep. I feel like some small changes could really improve customer experience. First of all, change the name or do breakfast. It's a really bad first impression. To arrive and find out after you've already booked and paid for the room feels deceptive.

Below average Upon arrival the entrance door was closed and inside it was dark. A student living in the area confirmed they are closed.

King sized super comfortable beds were awesome! Had mosquitos and they immediately brought in a mosquito killing machine and left for our entire 4 day stay! Ji at front desk was extremely helpful and a joy to be around, other afternoon-night person also very helpful. Only change that I would suggest is adding more options to breakfast buffet, it was good but more choices would have better. Will stay there again in the future.

FantasticSolo stay
Though it’s a certain distance from attractions, the area is quiet and clean. And to be honest, even a crowded centre hotel with 5-min walk at noon is very hot, so why don’t spend less on hotel and call grab to bring you anywhere you want?
