You have the potential for a nice stay here but be very careful! Some rooms are absolutely terrible, and I would never stay here without confirming the exact room in advance. Both we and our companions were horrified by our rooms and while the hotel was able to switch us after the first night I still feel somewhat robbed by the ridiculous price of the first night for rooms more befitting a cheap 1 star hotel.
Breakfast is far inferior to similarly priced hotels in major towns of tourism. It’s not bad, but the prepared foods in warming tubs was just meh and the presentation felt cheap. They would be far better served by removing a couple tables and putting out a more elegant spread.
The common areas of this formerly elegant private home are lovely. And the view off the back patio is delightful at sunset.
Staff were mostly friendly despite initially gruff and unsatisfactory response to our complaints about the rooms.
The location is good if you want to be away from the hustle and bustle of the old town. It’s a pleasant 15-20 minute walk to the castle and just 5-6 minutes to the tram the runs up and down princes street.
All in all not a place I would recommend without visual guarantee of the room, although I suspect the “deluxe” rooms do not carry the same risk as the “standard” rooms.

This is a lovely old property with tons of character. Our room had a fabulous view and the beds were comfortable. There is a lounge with a bar and a library for reading/resting, and the location is walkable to most local sights including Old Town. The breakfast was also good and the atmosphere extremely pleasant. Thank you for a lovely stay!

FantasticSolo stay
Enjoyed my stay here, albeit for one night. Had a room on the 4th floor facing the castle. Nothing fancy but, perfectly adequate for one person. It was a little warm so, the lack of a/c was evident for someone who is used to having it. Very warm and accommodating staff. Breakfast served in a nice room with a couple tables outside on the patio. Buffet with the option of a few hot dishes made to order. Lovely library on the first floor right out of a Harry Potter novel. 10-12 minute walk to Princes St. I would not hesitate to stay here again

FantasticStayed with family
The whole experience at this hotel was wonderful. An 18th century home that has been wonderfully maintained.
Very close to all the main attractions that you would be hoping to see in Edinburgh.
Would highly recommend staying here. Would not hesitate to book this again if I ever come back.
The staff were all friendly, shout out to Alex! Was great behind the bar.

Fantastic The hotel is incredibly beautiful and was exactly as advertised when I first viewed their website a couple months ago when I booked. The view from our room was amazing. The staff were very helpful and helped us out with finding our way around and restaurants in the area. Breakfast was really good, especially the Eggs Royale (Scottish smoked salmon, yummy!). The only suggestion I’d have is to have a 2nd person helping out in the morning to help out with the breakfast crowd.

Room was clean and well kept. The shower was kind of tricky to use and water sprays everywhere. Our room had a view of the castle which we loved.
The elevator is a single elevator and very claustrophobic. Otherwise you have to climb a lot of stairs to the attic.
They have air fresheners that are plugged into the wall and are extremely over powering.
The breakfast was delicious and the coffee was fantastic.
