Good
Your experience in this hotel can vary greatly depending on where your room is. First, the pros: this is a historic town house a 5-minute walk from the Brighton Pier and Beach. Each room is unique, and the building maintains historic charm. Second, the quirky but not deal breakers: check in is through the pub attached to the property. This means a little bit of a wait for the bartender to become available. And call management to get your room. So while that's different than anything we've done before, it also gave us the chance to sit back with a pint a great pub. Great locals and a macaw and a dog who make their home there in the pub! We wound up spending having a lot of time here! And now the potential difficulties: ground floor rooms are very stuffy and dark. The first room we were assigned was on the ground floor next to what they called the garden, but was actually the place where they collect of the garbage. Our window is open when we arrived, but not only was there. No breeze, somebody on the outside had left their coffee cup and cigarette butts on our windowsill. I closed the window only to discover it didn't lock and that the room would be intolerable. I went back to the pub, and they quickly solved the problem and put us in an upper floor room, which was comfortable, light and breezy, but there is no elevator, so we did have to navigate quite a few stairs.

Great

Stayed with kids

We loved the massive room! Bed was a four poster double bed and the pillows very comfy. Bathroom was recently renovated and featured a jacuzzi bathtub. We only used the shower but the water pressure was great and towels were clean. Property offers 24h on street parking for £10 - need to go to the nearby pub to get your ticket to display in the car. Easy check in and check out.the only downside is that the local pub is also very noisy and I could only fall asleep close to midnight (thankfully my partner and child are good sleepers and went to bed 8:30pm) Would stay again if they make the room more soundproof. Close to beach and amenities

WARNING! If you value kindness, respect and good customer care do not stay here !!! The owner Zack was abusive and aggressive. This is a very long review but please read this for your own safety. Especially if you are a solo female traveller !! I booked this stay as a lone female and was mistreated, sworn at and denied entry to the property. Upon arrival I was welcomed by a lovely female bartender (Paris) who checked me in and looked after me. I had an issue with my room which I went back to Paris for help with in the pub next door. She explained to me that although guests check in at the pub she is not the owner and will need to message them to assist her as she can't arrange anything herself. Her phone was having issues and kept turning off suddenly she still managed to get in touch with them and reassure me something will be done once they arrive. Another female guest also turned up to check in during my hour long wait for some help (it was around 10.30 pm when Zac the owner turned up). Zac said he will help the other lady first and then me which I agreed to with no issues. He said this in a very harsh unfriendly tone as if im not a paying customer but a bother to his night. Whilst he was out helping the other lady with her check in next door, the bartender told me he pulled her to one side and got mad at her as he had been woken up from his sleep and he was saying that she should have "dealt with this by now and called him" she explained to him that her phone was having

Have to check in next door at the pub. Parking permits for the street are available for 24hrs at £10. No hair dryer in the room. Did have fans in the room but they just made noise rather than blow air. TV remote didn't work so we were stuck on one channel with an info box on the screen. The shower has two temperatures, hot and scalding. On arriving back to the hotel at around 11.30 we realised there was some kind of kitchen on the ground floor. The place stank of cheesy potatoes, it was pretty grim and after a while the smell started to seep into the room, which wasn't pleasant.

Solo stay

You need to get the keys from the pub next door, I don’t think I saw any staff in the hotel It’s noisy when people are coming into the hotel at night, so not the most restful night sleep, but well priced if you just need somewhere to sleep after a night out
