GreatStayed with kids
Other than it taking quite a long time for the door to be opened after ringing the bell it was pretty good.

GoodStayed with family
The staff was helpful.
There was no body soup to wash the body and need to replace their towels.
The towels were old and some had a whole on it. Need to upgrade the bathroom and repaint the wall and the door.

GreatStayed with family
We found the place easily. Parking was fine. Staff was pleasant and helpful. The room was small but fine for a night. The bed though was made with an old, dainty iron frame. It creaked a lot at the slight movement. Public transportation is nearby. We even walked back from downtown Edinburgh.

FantasticStayed with friends
Location was excellent, with good business service. Check in and out was easy and hostess was very friendly and accommodating. Room was large and all the basics were provided. Will recommend.

GoodStayed with partner
The location was very walkable to amenities which was the main selling point. The room we had in the basement was very dated, rather noisy, and looked nothing like the room photos shown. If this is a bed and breakfast the breakfast part was not evident.

Below averageSolo stay
Stuck in a dimly lit basement with just a duvet and one sheet underneath me with torn wallpaper and a window rotted away so the glass was falling out. The shared toilet door had a 6inch by 6inch cover section chewed away the shower head would only go horizontal and the carpet in the room was terribly stained. I will not be back. It was a roasting hot day and you couldn’t turn the radiator off the staff had to come twice with different adjustable spanners to turn it off.

GoodStayed with family
The location is conveniently located on the bus route to the city centre but we chose to walk the 2km into town.
We didn't have a fridge in our room but the hosts agreed to freeze some water bottles for our cooler bag. We didn't have towels and cups for all of our group but they were provided when requested.
The beds were comfortable but the bathroom needs some maintenance attention. Our shower head functioned but the spray unit kept falling off. Overall it was fine for our three night stay.
