The location is very good. The room was large but they advertise AC, hair dryer and fridge in room but none of these were in my room. Thankfully it was not very hot and the fan was sufficient. I was also surprise to see that the bed was made with only the bottom sheet. There was no sheet between my body and the covers. There were many ants in the room. Finally, the mattress was like a rock. It seems to me as if it was a boxpring not a mattress.

The host should be more welcoming on arrival, We basically received no greeting, only if we had a reservation, I found it rather strange, I would stay here again, but I would make sure he was more talkative on arrival.

Guesthouse run by a family. Great location in the old town close to the north gate with lots of food and bar options (restaurants and local street food). The furniture in the room is tired and full of cracks and holes but in a way adds to the quirkiness. Usual Thai style bathroom, shower was a dribble so it'll take a while to wash up....... Little bit hard to find as it's in a small dead end alley - it's opposite my rich home or literally round the corner from Thai On 1 bar. Room was a good size and clean with fan and a.c (if you paid for it) and they provided 2 small bottles of water a day for free as well as tea and coffee. Owners are ok but as other reviews have pointed out, can be very cranky and overall not helpful, e.g. asked about a bus to Chiang Rai and was told "I don't know, look on wifi." Don't ask for any assistance as you'll be ignored. No breakfast but numerous options close by. Prices are average for the area. Overall, may stay again if it was cheaper (I paid about $30 per night) but in my opinion not worth it at that price - there are lots of other options and the old city is very easy to walk around.

A nice sized room with air conditioning that worked well. Room was clean and got new water bottles and coffee every day even if we slept in after the room cleaning time. The hotel is located north west corner of the old city and is about 10-15 min walk to the walking night market at Tha Phae gate and the bonus is it’s pretty quiet. The only negative thing to comment on is the internet is horrible...can’t connect, then finally do connect and then connection drops! So if you need consistent access get a sim for your phone so you can tether from it like I started doing. Other than that the stay was good. Plenty of restaurants to eat at in the area.

Great
Stayed 4 nights with no issues checking in and out. Saw the 4 sisters, 1 of the girls did not smile but 1 of the other girls was friendly. No issues with room 106. When I checked in, there was no TV or ac. No big deal to me. Spent more time reading. The room was clean and comfortable. That's all I need. Free coffee, water. They signed my up for a tour as requested. The ladies are in their 60s.

Fantastic
Love this place, no complaints at all, very good room, lovely large bed, nice staff. It's also quiet for a good night's sleep. Will be staying here again.
