The room is in rough-fair condition. The staff was great. The water heater in master bath didn't work during stay. Maintenance was sent the second evening to fix it. Said "maybe" something and left. He did get the water heater working 50% in the guest bath. It goes hot to cold in cycles. The room has two seperate bedrooms which was nice traveling with kids. Beds were super firm which we liked. There is no pool and breakfast is not included nor is it served anywhere on the property. If you are looking for a good hotel and you are visiting to be in Old Town, look at google maps, zoom out till you see the square in Chiang Mai. Stay somewhere inside the square to be close to shops, food, etc.

Not sure where to begin. Couldn’t find our booking, system down, eventually got a room, no hot water, only partially cleaned, blown light bulb in bathroom. Changed room, not much better but could see in the bathroom. Bathroom had water leaks and mould, shower head not adjustable so water goes everywhere. Room service missing about 5 days out of seven. No hand towels. Bath towels paper thin, some with holes. No soap, only two tiny plastic body wash and shampoo say 15ml. I could go on and on. Avoid.

The hotel is a complete dive. It's nothing like the pictures. It is old, dirty, things don't work, sink clogged, wifi doesn't work, staff unresponsive, no soap, no desk lamp, no nite stand lamp, no hair dryer, rooms dark and dingy. Room had strong musky smell, changed rooms, but mostly the same. went for a deluxe room, but the rooms are all the same. I would not stay here again....period

Place was awfull...no hot water, batroom curtain very dirty. Hotel does not provide you with hand soap. Receptionist tells you to use body wash or shampoo to wash your hands...terrible terrible place to stay!!!

The property is older but the rooms were spacious and the staff was lovely. Walking distance to the Sunday Market, night markets and many temples. Would stay here again. Wifi was iffy at times but worked well most of the time.

Fantastic

Solo stay

For a budget accomodation it was wel worth the price ($19 a night). Located just outside the northeast corner of old town it is close to everything you need. A short walk to Phae Gate and restaurants. As opposed to the higher prices in Nimman I preferred staying here. There is plenty of local food and western cuisine, but without the cost of Nimman. I stayed for 3 weeks and found the stay great for a long stay solo traveler. One thing to note is that there are large tour groups that stay over night on Sundays and they can be quite loud when they all wake up and have one hour loud conversations in the hallways at 5 a.m. haha.
