Good
This is a large hotel with only two unlinked elevators serving a single elevator bay, with up and down stairs on the same level, resulting in extremely long wait times. When departing, we called for luggage assistance, but after waiting 15 minutes with nobody arriving, we carried our luggage down the stairs ourselves to reach the elevators. Even then, we waited another 10 minutes before we could get into an elevator, as they consistently arrived full. The suite was very nice and clean; however, none of the USB outlets worked. Additionally, the bathroom exhaust fan and towel warmer were not functioning. We also encountered an issue with being incorrectly charged for breakfast. The hotel has an unusual setup where the Executive Lounge, which serves as the breakfast venue in the morning, does not officially open until noon. Guests with Executive Lounge access are entitled to breakfast there, but we encountered a staff member who appeared unfamiliar with the policy. Despite our request, they declined to verify it with management and insisted on charging us. The charge was later removed after we spoke with a manager, who was very apologetic and resolved the issue promptly. While the accommodations themselves were pleasant, the elevator delays, maintenance issues, and breakfast billing confusion significantly detracted from the overall experience

Good

For business

The staff were excellent, the bar staff were very friendly and helpful, the hotel needs to change the policy of not changing the bedding daily, and everyone forgot to mention that the building was surrounded by scaffolding

We had to wait for an elevator to go down 2 floors, then walk along a hallway and take another elevator up 1 floor, then drag our bags up 4 steps to a room that smelled like mold. Only take a room in the front of the hotel.

Our booking came with executive lounge access which included a full breakfast in the morning and nice reception each evening that provided a variety of drinks and a rotation of appetizers and salad which were enough to make a light meal from. We found this to be a nice perk to our stay - in addition to the 24/7 access to non-alcoholic drinks and snacks. The only tricky part of our stay was the elevator. For the first few days there was only one small elevator servicing the main lobby so there'd sometimes be long waits. The stairs were easily accessible though, and provided an easy way to avoid the elevator (at least on trips going down). It was also a little convoluted to get to the fitness room (i.e., requiring you to use a different elevator in another part of the building - not accessible from the ground floor), but easy enough to figure out once we figured out the round about way to get there. There was also a small flight of stairs in the middle of the floor we stayed on (perhaps others?). The hotel was in a perfect location on the Royal Mile and very easily accessible to the Edinburgh train station (albeit requiring a pretty long flight of stairs to get up to the right level - or a slightly longer walk to avoid the stairs). It would be great if the hotel could provide access to the hotel from the lowest level (i.e., the road level that the train station exit is at). The bar/lounge on the main level was really nice and our room was comfortable and clean.

We were not made aware at the time of booking that the hotel has scaffolding up at the moment which we'd have preferred to have known. The scaffolding made our room dark and a bit claustrophobic feeling. We had booked a Deluxe Room but after reviewing the photos provided by the hotel we don't think this was actually the room type we had been allocated; it was smaller and not as nicely appointed as we were expecting. We also noticed significant dust on the top of the headboard (however daily housekeeping services were excellent). The property states there is air conditioning but we found in our room that the main installed control panel and the air conditioning vent had been closed off with a blanking plate. The hotel had provided a desktop fan, however we were unable to use it at night due to how loud it was when in operation; we found the outside noise too much to consider opening the windows either. We had booked this hotel for a future stay but have cancelled our booking due to our experience.

The room was clean but had two separate portable air fans in use! The room was very warm( it is good weather in Edinburgh), but try sleeping with two air fans on! The building is going thru renovations so scaffolding everywhere, this view was impeded( glad I wasn’t staying during weekdays as I dread to hear the noise!), and shower head was leaking! Also couldn’t get the HDMI plus to work! Then, the big issue!! No parking!! U have to go to a car park about 10 or more mins away, so if u have suitcases….oh boy, trying to drag them on the cobblestones of Edinburgh!!! The hotel do not seem to offer a shuttle service of any type! Poor thinking on there behalf. I stay at Hilton hotels globally and this is easily the worst ever, so I wouldn’t recommend it

Fantastic

Stayed with kids

Great room for family of 4. Ideal location in the old town, middle of Royal Mile so 15 mins to Holyrood Palace at the bottom and Edinburgh Castle a 15 minute walk the other way. High Street was bustling in the evening with street performers and lots of places to eat out. Breakfast buffet at the hotel was fantastic, the kids enjoyed the pastries and pancakes! We will definitely be back. Thank you for a great first city break as a family.

Excellent location, just a few yards off the Royal Mile. We easily took tram from airport & walked 10 minutes from St Andrews square with our luggage…lots of luggage! Delicious breakfast.
