We stayed in room 9 which looked nothing like the photos advertised, we were hugely disappointed based on the money we had spent to stay there. There were areas in the room that were thick of dust. The bath was heavily stained, the shower curtain was mouldy, the radiator next to the toilet had brown splatters up it. Generally the room looked grotty and very tired, the taps on the sink were not matching and the paint work and decoration was shoddy. We were woken early by very loud banging, originally we thought someone was hammering the next room door but we think it was plumbing ‘clonking’. On the plus side, plenty of tea and coffee In the room (although no wrapped croissants at breakfast time as advertised) and the location was very good if needing to get to Murrayfield Stadium. Bus stop just outside that takes you in the city and a short walk to Haymarket train station.

Location is fine and room was workable. But the property is a bit run down and the general spaces are worn and a bit dirty.

The pictures do not reflect what we experienced unfortunately. There was mould around the bathroom and shower. The volume on the tv was not working well. The quality of the pillows were poor considering the price we paid. Overall cleanliness was below par for the price that is charge. On a brighter note, the instructions to access the property were good and information regarding parking. The area was lovely and accessible to the town centre

It depends what you want. For us, this felt overpriced for what was delivered. It was adequate as a place to stay, but we won’t be rushing to return.

I don’t write many reviews. In this case, I am writing a review because guests should be aware of what you are getting. 2 main problems. 1-The mattresses on the beds are very old, sag in the middle, and are very uncomfortable. They need to be replaced. The pillows were thinner than the sweatshirt I ended up using because it was more comfortable. In 2 nights with 4 people showering each day, we only had continuous hot water for 1 of the 8 showers. Clearly, the hot water heater is undersized and runs out when a couple of showers are taken in OTHER rooms. I told the on-site manager and he said I didn’t know how to work the shower control. I most certainly did and he demanded to show me otherwise (even though my daughter was sleeping in the room). I told him never mind and booked at another hotel so 2 family members could have a decent night’s sleep and a hot shower. If this hotel was a 1-star hotel, I would have understood. This was nowhere close to a 3-star hotel. Final note for background purposes. Some travelers were checking in when we were checking out and they were getting a cup of coffee in the kitchen area. The on-site manager stopped them and said “your breakfast is tomorrow, not today.” If they are that stingy and unwelcoming as a property, how do you think they approach everything else?

Great location to walk into Edinburgh. No nearby free parking but overnight meter parking up the road.

Room not worth of amount you pay.

Good location and right next to a bus stop. We arrived a bit early to check in and they cleaned our room a bit earlier so we could check in. Lovely spot overall.

Being Abel to talk to someone when you call the phone numbers given they just ring no communication I would stayed more nights just couldn’t get an answer
