Excellent value for the price. Beds were comfortable, shower was nice good pressure and plenty of hot water. Would recommend.

The room and bathroom were both very clean, and I loved the kettle and offering of tea/coffee in the room. We stayed in one of the attic rooms so it was quite hot up there (I anticipated some warmth when booking). I would suggest they just put a tabletop electric fan in, as we bought small handheld fans that worked wonders. I would stay here again out of practicality, but for me it wasn’t a super enjoyable stay—the location is great, very quiet street, but just a few minutes walk from shops. I wasn’t a fan of the shower at all. The water wouldn’t drain, so even with as light water on as possible, a good pool of water would collect at the bottom of the stall. And lastly, the WIFI just didn’t work at all. I’d tried to connect downstairs and it didn’t work, and it also didn’t work in the attic. The front desk said to restart my phone which I did, so I just concluded I couldn’t consider WIFI an amenity during our stay, except for the TV, which did connect to WIFI at least (with just some slight buffering on videos at one point). We were just here for a night, and I’d probably be comfortable to stay again for a brief stop.

Near the infamous leithwalk. Basic amenities. No fridge in the room nor kitchen. Can’t buy anything to eat and keep, as the room doesn’t have it.

Great spot, had everything i needed and staff were friendly

My attic room was spacious by Edinburgh standards and had a sunlight window that could be opened to let in the air. The stairs to get to this point were narrow, windy and a bit dicey. The bed was lumpy and the WiFi almost nonexistent. It was nice to have an electric kettle with coffee and tea provided.

No thrills stay. Very clean room but furnishings were a bit tired. Not much interaction with the hotel staff. Bed was comfortable and area was covnient to central Edinburgh.

A basic hotel, but ideal for an overnight stay in Edinburgh. It is handily situated for the Playhouse, which is why I chose it. Overall it was clean and comfortable, if a bit past its best, and the one member of the team that I encountered was friendly and efficient.

Windows were nailed shut so you could only open them 4-5 inches. The radiator heating was so hot at night, but the windows couldn’t open much. The bathroom was moldy.
