Beautiful, spacious, clean rooms and common areas. The staff was extremely warm and welcoming, and the breakfast had the most variety of high quality items that I've ever had (and loved the unlimited barista coffee that came with it!). We also had an afternoon snack at the bar which was amazing - excellent offerings and quality, and there is plenty of seating both indoors and out. The rooftop was beautiful at night and I appreciated the filtered water that was available in the galleys on multiple floors.

We thought we were reserving at a hotel, but it was really a weird venue somewhere between an Airbnb and a hotel. It was a "Guest House". No reception, no room service, no concierge, no assistance with luggage, no pool or spa. The room was fine, although the image of the room in the reservation ad was not the room we stayed in. We never saw another human except a person in a little office beside the front door. The room amenities were fine We would not go back and feel that the advertising misrepresented the venue.

My partner & I stayed 3 nights at Room Mate Gran Filippo in the Junior Suite w/ Terrace, & we absolutely loved it. We would 100% recommend staying here!
Of course, what matters to us may not matter to everyone, so here’s a breakdown of the pros and cons from our experience.
Pros
* Exceptionally clean — even the terrace furniture was spotless when we arrived. Seriously, one of the cleanest places we’ve ever stayed.
* Comfortable bed with daily turndown service.
* Complimentary daily water: one still and one sparkling bottle.
* Great location near the Spanish Steps — about a 15–20 minute walk.
* Grace was incredibly welcoming at check-in and always friendly whenever we saw her coming or going.
* Nice toiletries provided, plus a Dyson hair dryer in the room.
* The terrace was the highlight for us. We loved starting our mornings with coffee outside and ending the evenings there with a glass of wine. Even when it rained, it was covered enough for us to still enjoy it.
* And yes… it deserves another mention: SUPER clean.
Cons
(None of these would have stopped us from staying here, but they may matter to others.)
* Cannot store your luggage there before check in at 3 PM. There was a storage locker on the same street that we used while we explored. It was about 30 euros for 2 large bags.
* The kitchenette shown in photos is shared with the floor, not private to the suite. This wasn’t an issue for us since we didn’t plan on cooking.
Overall, it was a wonderful experience.

If I can give 10 stars that would be my first option!! The hotel is amazing and the staff is at another level!! They make you feel like a friend!! Any help they give it to you with a smile and a happiness that you don’t find in other places! The facilities are very very clean, fresh and very well decorated!! I’m glad to know Nairi who is the best and amazing!! She help us since day one and the first time we stayed there 3 or 4 years ago!! Humberto always gave us the best options and recommendations with a big smile!! Grace thanks for your time and good service!! Wilmer thanks for your help always!! This experience in this brand of hotels is what I expect from others! I recommended 100%! Is good to be a Room Mate!!

This hotel was absolutely gorgeous and amazing. It was walking distance to the metro , restaurants and bars. The staff was very friendly and welcoming. The room was stunning. The bed comfort was one of the best I’ve experienced. The sheets and bed were my favorite. The bathroom was absolutely perfect! The towels and robes were beautiful. The lobby area was also great with complimentary mint water. I would definitely recommend this hotel to anyone traveling to Rome.

We stayed in the junior suite. Our room was big and well stocked. We also had a nice sized private terrace. We would definitely stay again.
